Yes, that is an actual quote from a Benicia real estate agent to us just this past week.  So, we are fast...

You see, we ONLY engage in property management and rental of homes in Benicia and Vallejo, and we do it well.  We make sure that we have a strong internet presence so that potential renters in Vallejo and Benicia can easily find us and the homes that we represent. 

 

When one of the local real estate agents that we frequently work with assists a client in purchasing a rental home and refers that client to us, we get to work renting out that home as quickly as possible.   We also help the client in making decisions to improve the rental value of the home and therefore we are able to help the client realize better returns on their investment in Benicia and Vallejo.

 

Apparently we did so well this past week that the client now wants to buy and rent out another home!  Due to our good work, the real estate agent will get to make another sale, we will then get to make another rental and the client will have another rental home. !  It’s really a win-win-win.

 

I’ve published a prior blog Why Realtors need Property Managers that explains it all but now I have this recent, real-life example that is the title of this blog.

 

As my Nature Channel (animal show) - loving son would tell me, many creatures in nature have a symbiotic relationship in which both creatures benefit from their relationship.  Think of good old Nemo and his anemone- two different creates that benefit each other.  (Ok, I admit that I had to look up the word anemone).

 

That symbiotic relationship can be you and your Property Manager.

Mark * Of my last 5 homes that the owners were leaving for their FIRST tenants, 4 had move-ins within the week and the 5th had to stay in a  hotel for a few days so the tenants could move in. GOOD rental homes, priced RIGHT and marketed WELL will RENT.

There are great opportunities for investors especially when they have the right property and team to make it happen.  Smart investors!

We have many move-outs and move-ins that are literally on top of each other.  The good news is we have phenominal vendors that can help us pull this off - like painting the night they move out, cleaners that will come as scheduled and we do turnkey with major work done in 24 to 72 hours.

Mark, Delgado Property Management is fantastic!  You get the job done, and you take excellent care of the properties and get top dollar for the investors.  and provide needed housing for renters!!  You may not realize it but you and Veronica have taken care of several of our clients and we (Jenny and I) will continue to refer them to you.
