Wachovia Short Sale Happened TOO FAST for my Sellers  wordle.net, short sale, Wachovia

If you are familar with short sales then you know that a WACHOVIA short sale is MECCA.  If you didn't know that Wachovia Short Sales are approved FAST, have you been living under a rock?

Wachovia has it together and approvals are rapid.

My Brentwood seller has a plan to move to Arizona November 1.  I talked to them in June regarding doing a short sale for their family home.  I knew that listing the house in June would never work for thier time line. 

August 1st we listed their Brentwood, CA property,  August 15the had an accepted offer and September 12th we had an approval.  The negotiator told us Ocober 15th to close.

The seller is NOT ready, they can't possibly be ready to move until November 1st.  They want an extension.  The buyers want thier house and want to close on time. 

Now what?

I see this happening more and more.  A house is listed for sale as a Short Sale.  The offer comes, after months of waiting the approval comes with a 30 day close and the SELLER doesn't want to move out.

Note to sellers, it is your decision to sell your property as a short sale or otherwise.  Please start preparing to move when you first put your home on the market.  Although we can estimate based on past sales when your short sale will be approved, their are no guarantees.   

Short sales are frustrating because we can't be definitive.  We could have an approval in 3 weeks or 3 months.  The ONLY thing I know for sure, after hundred of successfullly closed short sales,  is that you will be moving, so be prepared.

That's almost too funny.

The seller should be thankful and grateful that they don't have to go through a long arduous wait.

Wish all the other short sales are like Wachovia's. Then we'd all have full heads of thick hair, less aches and pains in our necks and shoulders from all the stress, have happier dispositions....

Crazy! I have to agree with you and Pacita on this one. When you sell your home, sooner or later you will have to move out. Better to be ready, pack your precious collections and possessions properly instead of in a rush the last weekend (or the day of closing).

Please!  LOL.   I've had this happen to me.    Worked so hard on getting a short sale through, only to have the Seller say they couldn't be ready.   I had been letting them know they would be required to  move like the wind when the decision came down.   I think in their minds eye, they never thought it would happen.   p.s.   They got it together and got out.

Great story but I have you beat.  Short Sale at BofA opened Aug 19th and approved Sept 2nd.  Yes I said 13 days from start to finish.

Pacita- yes wouldn't that be "loverly" if all short sales were like Wachovia's?

Carol - I'm planning on them getting it together and getting out.

Kevin - WOW BofA in 13 days.  I can only HOPE BofA is going to start making short sales happen THAT FAST.
