Last year we made an appearance on a local Fort Wayne television show called "The Reality of Real Estate." It was just like House Hunters or countless other shows on HGTV. The plot was simple: We take the buyer from pre-approval to showings to closing and they film the entire process.
We narrowed it down to the buyer's top three homes and the filming began.
The first house was super nice and the buyer and I (Jared) had nothing but great things to say about it. The second house wasn't quite as nice...
Buyer: Man Jared, I do NOT like this layout. It feels really cramped and not very functional, plus the floors are slanted.
Me: I agree. There is a lot of wasted space, the kitchen is dated and it feels like it may have some structural issues. Dude, don't buy this house. It's a piece of crap. Let's move on.
Camera Guy: CUT!!! (I thought he said cut because I said crap on TV) Hey Jared, you are a Realtor®. It is your job to point out all of the good things about the home and try to convince the buyer to buy it. You do want to make a sale right??
Me: Seriously camera guy? If I worked that way I would be out of business in six months. It's my job to help the buyer to find the right home and if I see something that isn't right you bet your ass I'm going to point it out. I don't push people into buying a home because I want a sale. I prefer happy clients.
Camera Guy: Oh, okay, I guess that makes sense. Our Realtor® did nothing but push and push so I assumed you all were like that.
Me: No... we are not all like that.
Buying a home is a HUGE decision. You need somebody on your side that will point out the good and bad, and not somebody that is just out to make a sale. We have pointed out things that have changed buyer's minds about a home plenty of times and they have always thanked us for it.
