Dude... Don't Buy This House. It's A Piece Of Crap.

Last year we made an appearance on a local Fort Wayne television show called "The Reality of Real Estate."  It was just like House Hunters or countless other shows on HGTV.  The plot was simple:  We take the buyer from pre-approval to showings to closing and they film the entire process.  

We narrowed it down to the buyer's top three homes and the filming began.  

The first house was super nice and the buyer and I (Jared) had nothing but great things to say about it.  The second house wasn't quite as nice...

Buyer:  Man Jared, I do NOT like this layout.  It feels really cramped and not very functional, plus the floors are slanted. 

Me:  I agree.  There is a lot of wasted space, the kitchen is dated and it feels like it may have some structural issues.  Dude, don't buy this house.  It's a piece of crap.  Let's move on.  

Camera Guy:  CUT!!!  (I thought he said cut because I said crap on TV)  Hey Jared, you are a Realtor®.  It is your job to point out all of the good things about the home and try to convince the buyer to buy it.  You do want to make a sale right??  

Me:  Seriously camera guy?  If I worked that way I would be out of business in six months.  It's my job to help the buyer to find the right home and if I see something that isn't right you bet your ass I'm going to point it out.  I don't push people into buying a home because I want a sale.  I prefer happy clients.  

Camera Guy:  Oh, okay, I guess that makes sense.  Our Realtor® did nothing but push and push so I assumed you all were like that.  

Me:  No...  we are not all like that.

 

Buying a home is a HUGE decision.  You need somebody on your side that will point out the good and bad, and not somebody that is just out to make a sale.  We have pointed out things that have changed buyer's minds about a home plenty of times and they have always thanked us for it.  

Okay, enough preaching for this Monday morning.  We'll go ahead and step off of our high horse now.  Thanks for reading.  :)

Nicely done!  I had the chance to be on House Hunters and it was just as you described, all staged and they wanted you as the agent to "act" a certain way.  I said no thanks.

Absolutely - the whole point is to have a happy client who will not only love his/her new home, but who will refer you to their friends and relatives because you LISTENED to their needs!!!!!    It's unfortunate, but a lot of the public has the same perception as the cameraman.  We have to change that!

I hear this type of behavior from others fairly regularly, but almost all of the Realtors I know wouldn't push obviously poor homes on unsuspecting buyers.

Hi Jared.  Congrats on the feature.  I always tell buyers what I think honestly.  And if they are young, I tell them what I would hope someone would tell my kids if they were looking to buy in another state.

WOW!  Thanks for all the comments!  This is a very nice way to wake up and start the day.  

The show was on last year locally here in Fort Wayne.  It only lasted 6 episodes but it was a fun thing to do and it really helped our real estate careers take off.  

Shooting straight with our buyers is the only way to go.  I'm glad to see everybody is in agreement there.  Thanks for stopping by!!

As a first time home buyer a few years ago, I was nervous as heck and I'm glad my realtor told me the plus's and minus's...

I've made some great improvements to my new home and am really glad I purchased it.

The agents on those shows can be a tad, hmmmmm, pushy.  Typical sit-com formula; identify the situation and solve the crime in an hour.   In the real world of real estate, houses are identified and closed in an hour.  Your truthfulness doesn't bode well for TV, but I'm sure your clients appreciated it!  As Donne said Bravo!

I agree that it's our job to point out the good AND the bad. I've definitely said some similar things to clients but you also have to watch it if you're going to do that on national television. It's one thing to have a private conversation with your buyer, but it's possible you could get sued by the listing agent if you negatively impact his/her listing on TV.  I compare this to the Florida lawsuit where a real estate agent blogging about a condo project was sued for being defamatory.

I'm sure I don't push enough but that's OK.  Like you, I'm here to provide them the information to make the best possible decision for my clients.  If the home is crap, I'll tell them and if there's anything else they need to know, I'll tell them that too.  Whatever is takes to help them, not push.

I did that with the last sale I had.  HUD home, near a power line, backs up to a rail road and some old type of business.  I told them, you can buy it, sure, BUT when you sell it, be ready to give it away.  They passed on it.

I want my clients to be informed. I always state I am not an engineer, surveyor or anything else other than a Realtor®  I ask that if this is the home they want we need to have x, y or Z checked out first.
