"Timing is everything. The best time to prepare your house for sale is BEFORE it is listed." You couldn't have said it better Karen. That saves so much time preparing the house before it is listed.
Yesterday, I spoke with a builder who inquired about Staging his spec house - it's been on the market for 18 MONTHS! The floor plan is somewhat problematic - and the house is empty. No wonder...
I have this happening to a friend, first I had the listing and had a good offer he refused...now a year and a half later he gives it to another agent, lists it close to the offer I had and still no sale! Oh and add the money he's tied up in it....should have sold!
You are so right. Do it right the first time...when it just comes on the market and gets the most attention.
Karen - That piecde of advice should be #1, not #10. Having it show ready goes a long way to getting it sold in record time.
Karen good start to your list, this is a mistake that happen all to often.
Karen - spot on with this post. Not preparing your home before putting it on the market is a big mistake that can cost you thousands of dollars. great list!

There are so many people that make this mistake, it is sad really.... or people think because they watched a few TV shows that they know how to do it themselves...... Talk to Karen People, she knows......
Great advice, Karen. That's why I think it's important for sellers to get a home inspection and appraisal in this market prior to listing. Why not fix the things that need to be fixed, also so you don't end up negotiating the sales price again! :)

Karen -- You are right. It's a big mistake to put it on the market with very noticeable improvements which have to be made. It's a turnoff to most buyers. If they really love the house, though, you better believe the deduction they make for the things that have to be repaired far exceed what it actually costs. Good advice.

So true and for some sellers - SO HARD to grasp - Talking to an older couple whose home is in GREAT condition - (no kids - no pets) but is so dated - To try to get them to understand that there is a functional obsolescence that has nothing to do with utility but rather what buyers want - is a difficult thing - Not sure I'll get it done on this one - She JUST finished wallpapering - UGH!!!
