Why You Need An Experienced Agent in This Market
While I have nothing against part-time agents, and I am pretty sure Don doesn't either, they need to know their "stuff". That goes for full-time agents as well.
If you don't know how to handle a file, refer it or have your broker work with you so that you can be sure all the t's are crossed and the i's dotted.
Otherwise, you are putting someone's financial well-being in peril. And, you really don't want to know what those ramifications could be.

Lately I have been shopping for homeowner's insurance. We won't go into why. But, I can tell you that when I seek out someone to handle my business, I won't be looking at my aunt's daughter-in-law who works downtown and sells "ABC" insurance "on the side."
When I need insurance, I usually don't go around asking my friends if they know of someone who works part-time doing something else and will "cut me a deal" by putting my file out for bid for anyone who will give me some cut-rate quote for insurance.
WHen I need medical attention, I never go to my friends and relatives and ask if they know someone who is going to med school and needs some experience on a real patient.
And, I never have had to use anyone who is thinking of going into the law to see if they can help me out of a legal problem, thank goodness!
So, why do buyers (and sellers for that matter) use a part-time agent that is their nephew's second cousin who got his license last year and is looking for business and so will cut his rate to "help you out"? Your help, in this instance, will cost you dearly.
You need an experienced agent or broker in this market to be able to negotiate with banks, lenders and buyers or sellers who are under extreme financial pressure. This is one of the biggest financial decisions on usually one of your largest assets. Do you want to trust it to Cousin Debbie who just got her license last week? Does she eve have the wherewithal to be able to contact your lender on your behalf and escalate the file to someone who can actually make decisions. And, would she even know who that person might be?
Hire a qualified agent/broker, pay them what they are worth, and you will be able to rest easy knowing that someone is working on your file who is full-time, knows the business and can negotiate on your behalf.
