Southfields in Wellington- Palm Beach Polo- Market Report
Southfields in Wellington is actually a corner section of the Palm Beach Polo and Country Club but it has its' own entrance to their side of the property.
It is really divided into two very small sections of the South Equestrian side of Wellington where Polo is prominant. We call them-
Santa Barbara, Southflieds and Aiken because those are mostly the streets that are in the Southfields section of Wellington Equestrian.
Both of these equestrian areas consist of very large mostly equestrian ranches complete with barns and paddocks and also some vacant land lots that are just perfect for building your own equestrian property fully customed to fit your horses needs.
Since a year ago- 2010 to 2011 there have been only two lots that have sold and closed in Southfields-Santa Barbara-Aiken.
We listed and sold both of these properties.
They are:
- 3530 Aiken Court which we listed at $695,000 for the vacant lot and sold it for ALL CASH at $450,000. This lot was 2.74 acres.
- 3460 Santa Barbara which we listed at $595,000 for the vacant lot and sold it for ALL CASH at $595,000. This lot was 2.83 acres.
Of course, neither of these lots were short sales.
Currently there are 4 lots for sale in the Southfields- Santa Barbara- Aiken area and they are:
3575 Aiken Court is asking $595,000 for 2 acres.
XXXX Southfield Road reduced their asking price to $415,000 and is 1.73 acres.
3710 Middleburg is asking $395,000 and is 1.15 acres.
The highest priced piece of land is currently listed at $17,500,000 at 13450 Southfields. This parcel of land is 38.65 acres. This property is perfect for equestrian events. Right now, Polo is played on part of the land. This land is one of the largest parcels in Wellington and can could most likely be subdivided. This is a brand new listing.
Currently there are two (2) active properties in the Southfields area that are estate homes:
- $3,200,000 is the current asking price for 3595 Aiken Road wtih 7,561 square feet under air and 6 bedrooms with 6 bathrooms. This home also has a guest house. There is plenty of room on this lot to build your own custom barn. This estate home overlooks the Polo Fields.
- $2,550,000 will get you this 5,856 square foot under air home at 3175 Santa Barbara Drive. This home has 4 bedrooms and 3 and a half bathrooms.
Four homes have sold in this area of Wellington Equestrian:
The highest priced home sold for $6,505,000 and it was an ALL CASH closing. This is a gorgeous custom built equestrian mansion wtih over 15,000 square feet of home and barn on almost 3.5 acres of land. This home is build in old Italian style court yard design. This home even has a private elevator. The paddocks are huge and plenty of turn out space for your horses. The arena is perfect for training.
3280 Santa Barbara Drive sold for $2,100,000 for ALL CASH. It is 4,136 square feet under air and is 5 bedrooms and 5 bathrooms.
3580 Aiken Court sold for $1,800,000 this year for ALL CASH. It is 7,682 square feet under air and is a 5 bedroom and 4 bathroom home.
We sold our listing at 3611 Aiken Court as a Wellington Short Sale for $690,000. The owner owed well over 1 million dollars on this property overlooking the Polo Fields. This was the lowest priced home sold in this area. It sold for ALL CASH.
Horses are always permitted in the equestrian areas of Santa Barbara, Aiken and Southfields.
As you read this report you notice that all of the sales are for ALL CASH. The homes are all custom built and so it is hard to do a compartive market report with the small amount of data you can glean from the Multiple Listing Service. To really understand the equestrian market you need to be able to view the homes and the land around it. Where the homes are situated on the lots and how close one is to the equestrian grounds and Polo fields is very important. Homes and land that are in hacking distance to the show grounds can ask and get a lot more money than homes that are situated where you have to trailor your horses in every day during the equestrian events.
