Been talking to a lot of real estate professionals lately who seem upset that the market's a little tight. I offered to extend some ideas to those willing to put some work in.
Now, if you are the typical real estate agent and you're hoping someone else will do all the work and you can pick up a quick 5 or 6 percent for doing nothing, think again. One good thing that happens every 7 years when the market slows is that good realtors extend their market share and the rest fall even further behind.
Some ideas:
- Stop Holding Open Houses - No one goes anyway. You want some traffic, host an event. The truth is very few people will go into an empty house with a salesperson anyway. Host an event of some kind once a week. You'll get the only traffic out there.
- Postcards are Business 1.0 - I'm sure I'm not the only one sick of getting a smiley photo postcard at my house. Go Business 2.0 and use Google Earth and email and websites and neighbors forums to access those most likely to research your offerings before they ever even call you.
- "I really need a builder spec listing" - Whatever ... that's just an excuse. Go stop by a builder's model and get some leads. i bet they'll give you cold leads for follow up.
- "If I only had more listings" - If you think listing things too high is the way to build a business you're crazy. Get fewer listing that are priced right and sell them quickly, then tell everyone within 1 miles of that house that you're the only one still selling houses in a slow market.
