With 233 homes, built between 1993 and 2000, South Face is a medium size community in Rockrimmon.

It is located just north of Vindicator Dr., between Rockrimmon Blvd. and Centennial Blvd.

Just across Vindicator Blvd. is Ute Valley Park with mountain biking and hiking trails covering 338 acres. There is a portable potty at the trailhead, 1705 Vindicator Dr. (the parking lot is on Vindicator just east of Centennial Blvd.).

In keeping with Colorado Springs rich heritage of extensive parks, there are a variety of other parks near the South Face community.

Just north of Ute Valley Park is Wilson Ranch Park, complete with a pool and water park, skateboard park, tennis courts, basketball courts, a play area and a big green space.

And just north of Wilson Ranch Park is Oak Valley Ranch Park which has a softball field, basketball courts, a play area and extra green space for soccer practice.

Also directly across Vindicator Blvd. from South Face, on the eastern edge of Ute Valley Park, is Eagleview Middle School, a campus of the highly acclaimed Academy District 20.

Foothills Elementary School is 1.5 miles away. Adjacent to Foothills Elementary is Foothills Park. There is a green belt / trail which leads from Foothills Park down to Golden Hills Park.

Just east of Eagleview Middle School is a large shopping center which includes the Rockrimmon Library. The Pikes Peak Library System has been rated in the top 10 in the nation.

When considering communities and homes west of I-25, you should be aware that the Rockrimmon / Peregrine area, which includes South Face, is home to an variety of wildlife including deer, foxes, bobcats, rabbits, bears, coyotes, squirrels and other animals.

The houses in South Face back up to or are very close to areas of open space, forested areas and natural landscaping. It is not feasible or practical to pursue the reduction or relocation of the wildlife.

Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.

Wildlife are normally wary of people and pose a minimal threat if you abide by the recommendations of wildlife officials. Never feed wildlife or approach them.

South Face is about a mile from the extensive Hewlett-Packard campus which is just one of several technology employers in the area. The technology companies extend several miles to the south as well as extending to the north, with the FedEx campus being about the furthest, at 10 miles north on I-25.
South Face is about 2.5 miles from I-25 and 4.5 miles from the south gate of the Air Force Academy.

Of the 233 houses in South Face:

Lots in South Face tend to be larger than a typical subdivision.

  • The average lot is just over a quarter acre at .28 acres.

  • The largest lot is .83 acre.

  • 66 of the lots, 28%, are over a third of an acre.

Minimum total square footage is 2,500+; the largest houses are 5,400+ and the average square footage 3,700+.

The houses average 4.3 bedrooms with a maximum of 8.

155 of the houses, 66%, have an oversized garage, 462 square feet or larger (at least 21x22).

  • 56 of the houses, 24%, are single story.

  • 175 of the houses, 75%, are two story.

Over the last few years in South Face:

  • The low asking / sales prices have been in the mid 200’s.

  • The high asking / sales prices have been in the low 500’s.

  • The average asking / sales prices have been in the low 300’s.


With 233 houses in South Face, there are usually 5-10 for sale. However, finding the size, floor plan and updates you prefer can take some time.
