Braemar Property Values:  July-August 2011 (Carriage Series)

Fall is settling over Braemar, bringing it's chilled air and earlier and earlier sunsets.  We'll be gathering at the annual Braemar Halloween Spooktacular before you know it.  Before summer is a distant memory, let's take a look back at the Braemar real estate market, in particular, for Braemar carriage homes.  What we have to report here should warm you up a bit.

Before we jump right in, let's go over what exactly a Braemar carriage home IS?  There are four models of Carriage homes in Braemar and they include, from smallest to largest:  the Maplewood, Norwood, Oakdale and Parkdale.  These homes are most notably distinguished by their lack of attached garage.  Some homes have a detached garage in the rear of the home, others do not.  At the time of construction, garages were an option, therefore an additional expense.

During the months of July and August, there was only one Braemar carriage home that sold.  This is compared to the seven that sold in the previous reporting period of May and June.  That one sale, a Parkdale model--the largest of the carriage homes, listed for $349,900 sold for $340,000.  It's sales price becomes our new average market value.  This means an increase of over 9% since last report (May-June 2011) and over a 14% increase since the same reporting period last year (July-August 2010.)

 

What this report of Braemar carriage home values tells us is that if you placed your Braemar carriage home on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks time.  You could also expect that buyers competing for your home would result in you NOT having to chip for closing cost assistance.

The next Braemar Property Value Report for carriage homes will be out in November and will give us a recap of the sales activity during September and October. Until then, know that the demand for Braemar carriage homes never seems to wan.    In fact, in the fall, we tend to see increased values as there are fewer homes on the market for buyers to choose from.  If you'd like to talk about taking advantage of Braemar's fall real estate market, call me and I'll give you a free analyis of your specific home's value.

How do you find out the seller subsidy? Is that actually a part of the public records? I've never seen anyone from California quote that statistic.
