Market Statistics: Buying and Selling Homes in San Lucas, Marana
Last April, I shared a post about the current conditions in San Lucas Community, a nice little "neighborhood" along Interstate 10 on your way north from downtown Tucson. Most of the homes were built in 2007 or later, so it's a great "newer" community to investigate.
San Lucas sits nestled beneath a backdrop of the Tortolita Mountains and is surrounded by natural desert vistas. Nearby is the growing business area of the Marana Town Hall and Municipal buildings, as well as the Marana Health Center, parks, library, and a few shopping and restaurant offerings. Commercial pads are available and the area is optimistic that this growing district will soon hold a lovely assortment of retail ventures.
New construction is rampant in the area, with several builders busy within San Lucas, as well as nearby in Gladden Farms and Rancho Marana. Remember if you are interested in building "new" to bring your agent representation along on your first visit! Site managers, although very knowledgeable of their product, work for the seller! Bring someone that works for you.
Today I thought I'd compare the current market condition in San Lucas Community for September, with the previous buying and selling activity of April 2011. What IS your buying and selling power within San Lucas, Marana?
Homes in San Lucas range from 3 to 5 bedrooms, at a cozy 1302 sq. feet on up to 2811.
In April, the average LIST price of ACTIVE homes for sale in San Lucas was $82.40. September's average is currently at $75.62. The median price has dropped from $150K to $143,148. Actual sold averages hover at approximately $71 a sq. foot.
There are 12 homes for sale in San Lucas at print time, with 6 of them new construction. The other 6 are all distressed sales: short sale or bank owned, which tends to bring down the overall market value. One of the homes on the market is actually listed at $100,000 for a home over 1500 sq. feet!
