These stats are somewhat skewed by home builders listing new construction with Realtors. Bowen Family Homes had serveral homes sell for well over 100% of list price. Also, their Days on Market stats are effected by Multiple MLS numbers for the same listing.

The Housing Market is Very Localized...Some Neighborhoods are DOWN and Some are UP!  The Strongest are Stable.

Listening to the media can be very confusing when you are trying to decide whether to buy or sell now.  Not only are reports conflicting but they are usually based nationwide, statewide or regionally.

In fact, the housing market is very localized, meaning that you can have a down market less than a mile from a stable market.  Basically, it's still a market driven by how much money a buyer is willing to pay.
