7579 Rockridge RoadA couple of months ago I shared the story of Kaliq Simms. We met six years ago when I showed her and her husband a property that they did not buy. But she remembered me, and this time when they were ready to sell, they came to me to handle the listing.

I knew that this would be a lovely experience because Kaliq had impressed me when we met before. Sure enough, Kaliq and Joe where a delight to work with. They were sensible about pricing and recognized that today's market is not the same as a year ago. We set a price that gave them what they wanted, and quickly had several showings. In just about a week we had a contract!

A few days ago we settled, and like everything else about dealing with Kaliq and Joe, it was smooth and pleasant. The smiles say it all - everyone left the settlement table feeling good.

Transactions like this are what keep my business strong no matter the market, and why I deal almost exclusively with referrals. I know that Kaliq and Joe will call me when they are ready to move again, and that they will tell their friends and family, too.

Hi Margaret - Congratulations! I thought this was an adorable house when you first put it on your blog. I would have bought it because of the shiny bathtub!

They look like a delightful couple to have worked with! I'm sure they will be a referral base for a long time. Way to go!

It was wonderful speaking with you the other day when you called. Thanks so much!

Margaret - we all live for the smile days. I am glad to hear that your smile from 5 or 6 years ago pays off.

Linda, Thanks so much. Great talking with you this week.

This was such a beautiful transaction...from the listing, showings, contract negotiation, home inspection, the attorney's review, title company, the lender, the appraisal, termite, the walk thru and the final settlement... all went well.  The co-op agent was on the ball. Everyone was working together. We found out what each needed and we made it happen. The seller needed a 5 day rent back, the buyer was accomadating. At the end of closing, the sellers told the buyer that they were leaving the deck furniture.

..And Susan the smiles do say a lot!

Margaret - Too many agents are always focused on the here & now and want immediate business.  They loose sight of down the road - and this is a terrific example of that.  6 years later - that is awesome & amazing.  Congrats on a great transaction.

Steve, We have to be focused on treating all people right all the time.

I have another listing from that same time. They bought FSBO six years ago and now are re-selling. They tried it on their own for a couple of months without success.

Hi Margaret, I figure that the people in the other photo were the Buyer and her agent. What a surprise to see my mother-in-law, Agatha Jones, in your blog. I will let her know that she is now famous, thanks to you ; )
For your new home, call Kim Jones!
