The 4 successfully closed home sales in Charlotte NC's Providence Commons neighborhood over the past six months....

- had an Average Sales Price of $225,000 (range was $215,000 to $241,000)

- spent an Average of 145 Days on the Market (range was 44 days to 285 days)

- sold for an Average of 90.5% of the Original List Price, average of 94% of the Final List Price

- Seller Paid Closing Cost Contributions of $2,000 to $5,000 were included in 2 of the 4 recently closed Providence Commons home sales

ALL of the recently Sold activity has been at the Low $200s and that's also where most of the Available homes for sale are priced.

The level of real estate inventory was unchanged into September 2011 at a 5.7 month supply of homes for sale - with NO new listings added and no change in Under Contract or Sold activity the neighborhood has been fairly quiet.

Compared to this time last year, the current supply of homes for sale in the neighborhood is LOWER as of September 2011
