     During the last couple of weeks, I've had the opportunity to meet face-to-face during mortgage appointments with many new homebuying clientsNothing really unusual about that, except for one thing.

     In a handful of these appointments, their real estate agent has accompanied them during their initial mortgage pre-qualification appointment with me.

    THAT does not happen often, so it was quite notable to me.  But what made it even more notable, is that in every case but one in which this occurred, the potential buyer immediately made an offer on a home and is now in mortgage processing.  The remaining homebuyer?  They're presently awaiting the response of a seller.

    Hmmmm ... am I on to something here??  I'll tell ya' this ... I sure wish I'd had that kind of batting average when I played baseball!  What a team these agents and I made!

     With a little teamwork, the real estate agents involved in this transactions and I were able to assemble and provide that little extra "oomph" that offered the home buyer the right mindset, the courage, the will, the knowledge, the confidence ... to move ahead with a home purchase.  They got off the fence.  They pulled that trigger.  They bought a home!

     Again ... I say amazing teamwork!

     And while I am the one writing this blog and reporting these occurrences, I want to point-out once again ... I did not do this alone.  The real estate agents involved contributed mightily to the success of the mortgage appointment ... and then carried that momentum and success into writing a sales contract afterwards.  And perhaps even better?  The clients contributed to their own success too.

     One of those agents I teamed with was ActiveRain member, Evelyn Santiago of Dynamic Real Estate Network, Inc., Oswego, IL.  I've had the pleasure of working with Evelyn Santiago multiple times now.  Each transaction has been a pleasure. 

     But also each time I work with Evelyn Santiago, I grow more and more impressed with her professionalism, level of knowledge, and real estate and people skills.  She is remarkably adept at educating, collaborating, and solidifying the financing portion of her buyers' concerns and questions.  Evelyn Santiago also instills her clients with a deep confidence in me as a mortgage lender ... and I so greatly appreciate it.  She's living proof that ActiveRain agents represent some of the best in the business.

    Maria Williams of Coldwell-Banker in Flossmoor, IL and Mary Schild of Karges Realty in Joliet, IL were two other agents that I worked with and thought exemplary during these mortgage appointments.  Each agent assisted their clients immensely during our meetings, in a variety of ways.

     Now ... call it a "credibility check".  Call it whatever you want.  In each case, the prospect were transformed into a buyer very quickly.  Why?  IMO, the buyer had the confidence and the knowledge they needed to take that step.  And they knew it.

     I am personally convinced that each home buying success came as a result of the home buyer having TWO advisors, TWO professionals at their disposal during a critical time in the buying process.  TWO professionals providing guidance.  TWO professionals answering their questions.  TWO professionals calming their fears.  Instilling the confidence they personally needed to write an offer.

    They experienced firsthand, TWO professionals working in tandem.  Moving in the same direction to meet their mutual client's needs and work on their behalf.  And again, that's confidence building.

     Evelyn Santiago's buyer made an offer on her home later the very night, immediately after leaving her mortgage appointment.  Equipped in every way to do so.  Again, I think this "batting average" of success is pretty impressive, worthy of real consideration, and definitely worth pursuing in the future for all concerned.

     I suggest, if you're a buyer ... think about asking your agent to attend your initial mortgage appointment with you.  Make that appointment face-to-face with your mortgage lender when you can.  Should that not be possible, consider using Skype or Facebook chat features to assist you.

     I know I am going to try to make face-to-face meetings standard practice in the future as a mortgage lender when I can.  I like my client gaining that extra knowledge and confidence they need before moving forward into their transaction and processing.  And I like my "stats" with this kind of teamwork too.

That's why we have to have our photos on our emails--otherwise there would rarely be a face to connect to the voice--or more likely, only a text or email. 

 You're right we've lost something by making all our connections technical rather than face to face--we've lost the opportunity to build working relationships and perhaps even more important, buyers have lost confidence as the process has become more anonymous and faceless.

I'm not so sure about sitting in during the application. Like Lenn says, it just isn't done "anymore". Even as a consumer I never had the agent sit in, and I bought my first house 27 years ago....hmmm...will think about it.

Congratulations on the featured post..very well deserved! As Tammy said..the loan officers who come to closing and take calls on the week-ends are my favorites! So many of my clients are traveling and get a minute while changing planes or at a hotel room to take care of many of their personal business..it is said but true! My favorite loan officers know how to handle these executives and every so often there is one who actually does a face to face appointment..it has merit!!

Gene, it sometimes still plays out like your example above!  I had a buyer who was waiting and waiting (it had been 7 days)for a preapproval letter from his bank (one of the big guys), and I suggested a different lender as we had already found his future home.  Lender, buyer client and I all met at "my" lender's office on a Sat. morning.  Since he had all his paperwork in a row, she (the lender) had his preapproval letter ready in less than an hour!

I can't say I have even heard of a agent accompanying a buyer to a appointment with a banker in my area!   I guess it does maje sense that the more a buyer is educated that the better they would feel about getting into a transaction!

Good one Gene. My son, who is an attorney uses video conferencing quit a bit. When activated, it has a face to face feel to it and fits like a glove for whatever you got planned for the day. I like looking in people's faces and having them look in mine...Intimacy will never go out of vogue and there is no substitute for the real thing either...thank you Gene.....Miss Cutie and her little flower remains precious

Norma:  I think you're right.  There's a real "connect the dot" feeling to this topic.  As we've gotten further removed, our client HAS lost confidence.  Maybe it's time for that tide to turn ...

Michael:  I'm hoping that others see the connection too ... and maybe as a group we start to go back to the face-to-face.  We could start a trend!!  And I think our little cuties need to meet ... best friends in the future???

Besides it being the right thing to do, I've always made my closings ... if at all possible Tammy.  Especially in this current atmosphere, it could be outright dangerous to NOT attend.  The deal ain't over 'til it's over these days ... 

Robert:  Please .. let me know how it goes for you once you have.  I'd love to know if you experience the same success.  Best of luck!

Mona:  Both ends of the deal are important.  From beginning to end.  It's the old way we used to do it years ago in the Savings and Loan I worked in.  Guess I just never left that good habit behind. 

Leslie:  As I told Mona above, the agents used to sit in almost as a rule when I started in this business about 35 years ago.  It wasn't unusual at all that they brought the client to the appointment.  And I do think it depends on the client.  Those that have been through the process?  Maybe they don't need that extra by the agent.  A first-timer?  Maybe more so.  Glad I gave you food for thought anyway ...

Dorie:  I said it before ... I'll keep on saying it ... WHO in this current market wouldn't respond to their clients on the weekends ... or wouldn't attend closings?  There's just way too many things that can happen or go wrong right up until the papers are all signed and the handshakes are through.  I personally think that what my clients pay me for includes my presence at their closing.  The job isn't done until that point.  Thanks for your thumbs-up Dorie ..

Absolutely perfect example of what I talk about above, Sonja!  Perfect!  Glad to hear that it worked out like that too.  Your client should be thankful that you took the initiative to get them to that smaller lender.  Good for you!

Rosalie:  I think it even goes beyond education.  These clients just seemed to radiate a sense of calm and confidence that others didn't have.  They felt bolstered.  Empowered.  JMO ... but it might be worth a try for you???

Jordan:  You're right .. it IS going back to the way it used to be done.  But if it works, why not .. right??  I'm glad you've found the support and leadership you need in the lenders you use.  Continued success to you all as a team ...

Scott:  Best of luck to you finding that lender in your area!  Until you do though, if you've worked with someone that has been successful for you in the past, re-think contacting them again.  And if "actual face-to-face" in the room can't happen ... think about putting technology to work for you.  Skype and FB are awfully handy and give the illusion of much the same thing.  Wishes for the best ...

Gene - Team work is so very important. The Agents that still leave it to 'chance' that a client will find a good mortgage professional is crazy. You need to team up with someone to make things smoother. If that person drops the ball too many times, you move on. But good teamwork goes a long long way.

Now that's a great idea, Gene! I work closely with my preferred lenders, introduce my clients to them, follow up, and attend the sign-off with my buyers and often the lender, BUT--I haven't thought about being present at the initial meeting with the lender. Thanks! (and I agree with Richie that little Marilyn is gorgeous!)

Enjoyed your post. In our eagerness to make everything "simple" and "streamlined" it is easy to zip right past the value of face-to-face meetings with all the key players. I like the prospect of the realtor, mortgage broker,  and the home buyer meeting at the beginning of the transaction.  And a borrower should be pleased that everyone is on the same page. I like the word "immediately"...let's get'er done!
