Kansas City Homeowners: Is Your Home the Next KCSA Designers’ Showhouse?

If so, the Kansas City Symphony Alliance (KCSA) wants to hear from you today!

 

Every year, the KCSA selects one special house to be decorated by professional designers to open up for paid tours for visitors. The proceeds benefit the Kansas City Symphony. I happen to serve on the House Selection committee again this year, and we are looking for our 2012 house now. Is your house the one? Read on to find out.

The House – What it Must Have

Here’s what we’re looking for – our ideal house (doesn’t have to meet each and every point):

·        Historic area of Kansas City (most have been in Missouri, but we’d consider Kansas - past homes have been in areas like Jansen Place, Valentine & along the Ward Parkway corridor)

·        3 story house with front and back staircases

·        A house that needs updating

·        25+ design areas (includes bathrooms, hallways, big closets, carriage houses, bedrooms, etc.)

·        Over 5,000 square feet

·        There should also be a space for a boutique to sell items, and a lunchroom cafe. This could be a big, usable basement and/or a garage

·        There should be a lot large enough to put up a tent for private parties

How Long Does the Process Last?

KCSA will need possession of the house from roughly January through June. It’s always ideal if the house is already vacant. During that time, we have the designers working to transform the rooms, and then we open the house up for tours from late April through May. Then, we get the designers moved out and get the house ready to return the home back to the homeowner in much better shape than we found it.

 

Why Do It? What Are the Benefits to the Homeowner?

Many of our makeover homes are on the market for sale, and the homeowner and real estate agent get the benefit of the great exposure and thousands of people through the door. As a matter of fact, the estimate from past homeowners and their real estate agents is that we leave the house with an estimated value improvement of $100,000. Our Designers’ Showhouse from last year (and other years in the past) have actually sold after the tour is over!

 

Real Life HGTV – A True Before and After

Mostly local designers come through during the Designer Bid Days to select a room to bid on. The KCSA Designer Committee along with the Executive Officers, will select designers for each design area, who will then turn their design board into the beautiful reality that is the Symphony Designers’ Showhouse. The public will have access to designers they otherwise may not - to hire for future projects, PLUS they get to see their work in person. Another fun fact: the KCSA also does the Hard Hat Tour, which is the public’s chance to see the Before house. So, we get to see the transformation unfold in real life – up close and personal!

 Who Benefits?

Not only does it improve your home financially, but you would be helping to raise (typically) over $100,000 to go to the Kansas City Symphony and it's youth programs. Overall, it could be a win-win for everyone!
