Whether it's from hard work, luck or your Great Aunt Edna - you have gotten a listing.  Congratulations!

Please do some basic things.  Fill out all the fields completely in MLS.  Upload as many pictures as you can of the house.  Do a nice fact sheet on the house.  Return calls from agents and the public. Do feedback on all showings and share that with your clients.  Update your clients weekly on new listings in the area, price changes on competing listings, and on pended listings.  If your listing is not selling after a few weeks, seek price reductions and ask your clients to make changes suggested from feedback.

None of what I suggested will cost you a dime but might just help you sell that listing and make a commission check.

Hello Gary, seems so simple, but more agents don't do this then do. I've also left a few messages for feedback and low and behold, no return call. All I can say is they make me look good. For this I thank them. Good post, agents can learn from it.

Hi Gary,

 I agree with you completely.  My pet peeve is that the majority of listings on mls have either one or no photo at all - and it's free!  I can't tell you how many of my clients have come to me from agents who do not return phone calls or could not bother to show their client common courtesy.  One of those agents showed 4 homes to my client and said to them "pick one".  Needless to say, they did not bother any further with him.

 As Scott said, they make agents like me look better and I especially thank them when I cash my commission check.

I love the photos that make no sense! You have to stare at and ask "what is that??" I take the pictures myself. But I take A LOT of them so there is enough to pick and choose.  Hey! It's a digital camera - the pics don't COST you money in film...click away!

Nice post, Gary.  Thank God CVRMLS is now making it mandatory for every listing to have a picture...!  I mean c'mon, are people still using Polariods or something?  As simple as they seem, these basics are what will get homes sold quicker in any market (especially the one we're in right now), will help to build rapport with fellow agents and, ultimately, more business.
