I was fuming earlier tonight, and so was my client!  He is refinancing a property so he can purchase another one.  He needs to capitalize on the equity so he can cover the down payment.  Not unusual.  Well, first off he's a great guy.  He either calls me every day or I call him just so we can check in.  Well, he paid out his money for the appraisal back on 9/6.  They started the appraisal on 9/17.  Needless to say, we haven't heard a result yet!  He did make a slight change to the appraisal which would have held things up a bit.  So, we allowed some extra time.  

Here's the kicker; we called our lender and since the middle of last week he kept telling us "we'll have an answer by the end of the day."  Well, now that all this time has passed, the lender guaranteed we'd have an answer by the close of business today.  Well guess what, at 4:45 my client calls and asks what's the story?  I called the lender, or actually my branch manager called and the message  had already been changed to "Out of the office for the weekend, please leave a message." 

Can you imagine how infuriated I was.  What do I tell this client?  The lender is so concerned about your loan, he decided to go home and enjoy his weekend.  What would I have expected.  i would have expected the lender to follow up with the appraiser, find out what was going on, even if nothing, call us and say what was up.  I would have loved to have an answer for my client.  Actually, isn't he also the client of the lender and the appraiser. 

Again, we all survive by referrals.  Sadly, the client, the guy with the money, buying and refinancing property is associating ME and MY company with the delay and lack of care and concern that he is being shown.  However, we are at the mercy of everyone else in the chain.

wow....That is wayyyyyy too long to have to wait for an appraisal. When I order an appraisal, I usually have it back w/i 4 days unless the appraiser had difficulty getting into  the property. Your client may want to find another Mortgage Broker to work with.

Sean-

It's a commercial appraisal.  If you had experience in this field, you would understand appraisals can take up to four weeks depending on the type of property.
