With the Rest of the Country in Default…Why Growth in Allen Real Estate, Why Now?

With most of the country floundering and defaulting in the Real Estate Service Sector, Allen, TX only saw a slight decrease in sales from 1309 total sales in 2009 to 1270 total sales in 2010.  Allen only had 54 total sales under $100,000 and only 44 of 2010 sales under $100,000 purchase price.  That is less than 4% each year showing that Allen TX Residential Real Estate holds its value when most other cities are declining.  Plano closed 2588 properties in 2010 according to the Multiple Listing Service with 134 under $100,000 and Frisco slightly under that with 2313 properties and an astonishing 13 under $100,000.    Year-to-Date 2011 is on track to exceed the 2010 sold numbers as current closed listings thru Mid July are at 696.  Why do the 84,654 who live in Allen find it so attractive and want to call Allen TX their choice for Home?  I believe it falls under the four main reasons why I think Allen TX has a strong following and healthy future in the meek USA forecast for Real Estate Value and commerce, confirming the growth in Residential and Commercial Real Estate on a local level.

Private Schools for the cost of Public Please:  The Exemplary School system and Award Winning Allen High School triumph throughout the Internet creating a following across the country showing its followers they can get private school education for public school prices and  no state income taxes.  Including 16 Elementary Schools, 3 Middle Schools, 1 Freshman Center and the impressive Super High School, Allen ISD’s Superintendant confirms Allen is almost at its ISD build out and is very confident in saying they will never build another high school and will stick to the one High School per city plans like so many other DFW cities have done and received state recognition for.  Cities like Southlake, Highland Park and West Lake exceed top notch school ratings in academia, scholarships, high student to college attending ratio, and vast opportunity to discover hidden talents and interests and Allen has taken notice.  With 18 2010 TAKS Exemplary rated schools, one not rated due to its 2011 grand opening and only two Recognized for the 2010 TAKS ratings, Allen ISD ranks well above average in the state ranking.  With this in mind the Median aged parent in Allen is 33.5 and they feel it necessary to bring their kiddos into this extraordinary and well planned school system from Kindergarten to Senior year.  More than half of my clients relocating here due to family or job placement come to Allen primarily for the schools and opportunity for technology discovery, special programs, career center opportunities with college planning and low student to teacher ratio.

Schedule the moving truck, My Company is relocating to Allen:  Commercial Real Estate is becoming more of a commodity for Allen with big players relocating or opening up business in Allen including big players like In and Out Burger (1 of only 7 DFW locations), 2 Luxury Grocers including Whole Foods *(1 of only 8 DFW Locations) and Market Street, Cabella’s, Top Golf (1 of only 4 USA locations), Allen Sports Association, The Allen Events Center and the largest funeral home of Turrentine-Jackson-Morrow Funeral Home in Collin County.  Stacey Road is the new McDermott master minded by Allen City planning creating a top notch shopping and dining corridor with the Villages of Allen, Allen Outlet Malls, newly built Hotel, Villages of Fairview barely outside of Allen’s city limits and an open piece of land on the Southwest corner of Allen ready for future commercial development thus finishing the intersection mecca of Stacy and I-75 for Allen’s newest soon to be attraction, the city will be buzzing well into the next decade.  Home Developers knew that also when they platted large Master Planned communities on the West Side of Stacy and the sought after 75013 with Starcreek, Waterford Parks and Quail Run housing almost 2000 homesites with a majority built within this millennium.  Commercial sq footage additions have almost doubled from 2009 with 116,520 sq feet to almost 334,000 in 2010 sq feet according to the City of Allen data.  And 2010 was the first year that Allen entered into the light industrial arena adding 201,000 sq feet to our city limits.  Allen Is aligning itself up for future diversification of its tax revenue portfolio when new construction permits halt as Allen becomes landlocked, a reality for the not so distant future. Allen’s heaviest commercial sector is Retail with almost  52% of all industries and with the lower corporate tax base, comfortable cost of living, Texas sunshine and central location to east, west costs and Mexico companies like Cisco Systems have chosen Allen TX as its newest facility and Allen’s newest potential LEED Gold Certification honored by the U.S. Green board council.

If City Planning and Infrastructure were a contest, Allen would take first prize:  Allen’s main highway infrastructures are Highway 75 and Hwy 121 moving cargo thru Allen’s dense 27 sq miles.  People want to live and work in Allen due to the quick proximity to Plano, Richardson’s Tech Corridor, Frisco, DFW Airport  and Parker Road DART Train station which takes you straight into Downtown Dallas.  You literally never have to leave Allen if you don’t want to though as it is truly a master planned city full of diversity, opportunity and careers.  It is a consumer’s dream with its own Hockey Team, variety events at the Allen Events Center, a professional grade Allen Stadium, shopping in plethora, full service dining, employers, and hospitals.  With over 24,760 single family home sites, Allen caters to the family and all of it’s needs.  Allen only has room for a small amount of new construction as for the last three years there been approx 450 new home permits pulled each year with a dwindling future amount.  That is actually a good sign for the increase in home values due to the simplest form of supply and demand.  If there is less possibility to live in Allen, people will choose to buy pre owned, thus increasing purchase prices and equities in real estate throughout Allen.  As Realtors working for our sellers we look forward to seeing them reap the rewards of their investments with higher ROI.  And another indicator that people will stay in Allen and still continue to buy when land is locked will always circle back to city planning and infrastructure….and did I mention Allen has an A plus in that category. 

Give me new construction and a larger lot or give me Plano:  As mentioned, new construction permits are dwindling due to less land to build on in Allen, but the majority of homes were built in the Millennium with total taxable Real Estate increasing seven fold from 1995 to present just topping over $7.3 Billion.  The insurance to Allen transpired when Plano reached its build out in the early 1990’s and sparked an influx of people wanting to raise their family in new construction on larger lots, something Plano just could not offer.   The Median price of an Allen home is $218,586 according to 2010 and it will rise as Allen reaches its build out.  Many lot sizes are wide enough to fit a 3rd car garage on them and measure an average of 60 feet wide, again something that many Plano home sites do not offer.
