Mr. Richard J. Kurtz gave a presentation this morning at the Prudential California Realty, "The Bixby Knolls Branch."  Mr. Kurtz has been training real estate professionals since 1985.  He has been promoting "The Edge" seminar in which he takes 5 top multi-million dollar producing real estate sales people into a two day seminar wherein they share their sales practices to the attendees.  Some sample thoughts from the presentation this morning: 

1).  Marketing & Lead Generation: Take another look at what you are actively doing to create a wake in marketing.  Break your marketing down into the types that you are practising. 

A).  Outbound Marketing.  Most of the agents don't do door knocking.  However; those who do it and believe in it generally do better then those who don't. 

B).  Inbound Marketing.  Direct Response Marketing.  People who don't have some type of marketing system can't get the buyers and sellers to respond to them.  

2).  Sellers:  Communicate to sellers how to sell their home for top dollar.  Offer the Sellers a Performance Guarantee.

3).  Buyers:   Learn how to get the best price and closing costs paid for by the seller.  Educate the buyers about the biggest mistakes that buyers make in purchasing a home.

The basic thesis of Mr. Kurtz's presentation is that it is hard to reinvent the wheel when we are surrounded by so many successful realtors that are selling between 50-80 million worth of real estate a year. even in a down market.  His business is selling seminars to agents that are curious to see what is working out there and who want to learn how to apply these techniques in their personal market places. 

Let me just say that I believe in education and mentorships.  I have seen a lot of people fail because they are not willing to listen to the raw facts about treating your business as if it is a business.  As far as I'm concerned bring on the trainers because we can always learn more.

i would like to contact mr rich kurtz i am  a resident at one of his real estate apartments in new jersey i am very trouble with the problems that are occuring here. i recently attended a board meeting for a rental increase of 4.5% while at the meeting i was listening to the property manager when the board addressed money given to our property in the amount of 600,000 from kamson corp. is this figure correct? she went on telling the board all the renevations that were done,i could not believe all that was done cause i havent seen anything to improve this property in 2yrs. last winter we were asked and this property manager does not ask very nicely,she sent flyers around telling us we must move our cars by 7am and if we didnt she would have our cars towed away at our expense,she is not very nice as a property manager ,but anyway we did and after the day was over nothing was done ,she had said we were getting the parking lot paved. so a couple weeks later again another letter with the same message to move our cars. so we did and again nothing was done. at this board meeting she is saying how all the parking lots got paved many new applicances and then she realized that all the new applicances and new kitchen where the one that were getting renovated to new tenants and paying more. us tenants were upset,nothing,nothing has been done here. i have a heater 40yrs old, they wont replace,i have a porch so rusted and they refuse to repair anything,so board of health put a violation against this and still to this day nothing. i would like to know if you could have mr.kurtz come down to this property and look around especially at the back porches and the dirty parking lots and dirty laundry sites. i would like him to visually see where this money went to improve this property. thank you for your  help,but this place is really falling apart and to ask for a 4.5% rent increase and we cant get repairs done i dont think is fair, i know mr,kurtz is a very successful bussiness man and if his properties are being managed as this one is i dont think it is fair to him to invest and then not make the property manatger account for the expenses. you may contact me at sandytulinno@comcast.net or 590 lower landing rd,41c blackwood,nj 08012
