Austin Heights is a wonderful collection of custom and semi-custom homes with a great location for mobility and a great location for views of Pikes Peak and the Front Range.
It is within a 7 mile radius of downtown, the Air Force Academy and Peterson Air Force Base.
Also within that 7 mile radius are all four of Colorado Springs major hospitals. Memorial downtown and Penrose St. Francis on the north end of downtown have been serving the city for years.
The “new” St. Francis hospital and medical center and the “new” Memorial hospital north campus are both just off Powers Blvd. in the northeast part of the city.
Austin Heights is just 5 miles from the University of Colorado at Colorado Springs (UCCS) as well as the Colorado Springs Country Club.
All District 11 schools are nearby as well as Pikes Peak Christian School (PPCS), one of the largest private schools in Colorado Springs.
Austin Heights is just over a mile from Powers Blvd. which offers one of the largest shopping areas in Colorado Springs. Stores include Costco, Target, JC Penny, Best Buy and many more.
Part of Austin Heights backs up to a small open space and not far away is the larger Sunset Mesa Open Space. So although these homes are east of I-25, residents may still see a variety of wildlife including deer, foxes, rabbits, squirrels and other animals.
These homes were started in 2004 and most were completed by 2006. There are still a couple of homes being completed each year.

- 19 houses,26%, are two stories.
- The houses average 4 bedrooms with a maximum of 6 bedrooms.
- 66, or 90%, of the homes have an oversized garage.
- Lots in Austin Heights average a little larger than a quarter-acre.
- 17 lots, 23%, are .33 acre or larger.
Minimum total square footage is 2,650+, average is 3,800+ and the largest is 5,900+.
Because of the wide range of size, lot size, stage of completion and features, it can be misleading to depend on sales statistics for value comparisons. The El Paso County Assessor market values, as determined by sales and tax protests, may give a better scale.
For completed homes:
- The lowest Assessor market values are in the low 300’s.
- The highest Assessor market values are in the low 600’s.
- The average Assessor market values are in the low 400’s.
With 73 completed homes and another 30+ undeveloped lots in Austin Heights, there are usually 1-2 for sale. However, finding the size, floor plan and updates you prefer can take some time.
