Homes Sales in Gilbert Arizona

By looking deeper into the year to year stats of homes sales in Gilbert AZ you will see big changes from August of 2010 to August of 2011.  The real estate market is alive and well in Gilbert, Arizona.

 

  • Active Listings are Down by 39%

  • Pending Sales are up by 12%

  • Closed Sales are up by 31%

 

We all know the media likes to 'take a bite' on any negative piece of news to make it appear as if the real estate market is doom and gloom.  It is not!  We expect sales to continue on a upward trend  this next year due to low home prices and low interest rates.

 

Many Gilbert Arizona homes have had multiple bids if they're priced right, in good condition and in a good location. There are still bank owned and short sales and some traditional sales.

 

My advice to buyers is that if you find the home you like, and the comparables prove to be in line with the market, don't wait to make your offer - if this truly is your dream home or a hot investment property that fits into your portfolio.  It may take a  few bids to finally win a bid on a home but in the long run it's worth the effort. Patience will pay off.

Anna - Gilbert seems to be one of those great areas that is gaining strength - we've seen "pocket" markets within the Phoenix Metro similar to this, where clean, well-priced listings are in demand!  Inventory will continue to decline as our winter residents/visitors arrive, I think....!

Anna that's a really nice report.  I love your graph.  It looks like the market is shifting toward sellers in Gilbert so if folks want to get a good deal, well, it's time to make a move.  If they want to sell, it's time. Call Anna Banana to get your home sold or to buy one!  She's the AZ pro!

Sharon - almost every town of the 20 or so we do are having amazing stats.  There are just a few tiny areas that numbers are ok...but not as high as everywhere else.

Cathy - I'd say it is more of a sellers market in many areas of the Phoenix area - especially in the under 350K mark.  Mulitple bids on many properties.   And hey....thanks for your vote of confidence!

Wow - thanks Praful.  I upped the anti this past month and we're working to improve them even more next month. It's a lot of work as we do about 20 or so.  What I really appreciate is I see the real time numbers all over town - and that has been very helpful information for me.

Anna, our local inventory is down also and sales are up. Very interesting that in the Phoenix area  you have a seller's market under the 350K mark. I thought I would never hear the words 'seller's market' again. Your graph is absolutely wonderful!

Graet graph Anna!  Those of the types of graphs that any buyer/seller would instantly understand.  Some graphs are just too techy for the public to understand at a glance.  This one is a no brainer.  Great post!
