The City of Austin is getting rid of Lead Based Paint for some lucky home owners. In every real estate transaction for every house built before 1978, we have to attach a "Lead Based Paint Addendum" which basically states that the sellers have given any information they know about lead based paint in their home to the buyers, and that the buyers acknowledge the house likely has lead based paint and would like a period of 10 days to inspect the lead based paint in the property if they want. Buyers also have to acknowledge that they've received the pamphlet about not allowing kids and pets to eat paint chips.
This is the only form within a real estate transaction in Texas where the sellers' agent and the buyers' agent must also sign and date to acknowledge this information.
The bottom line of lead based paint is that any house built before 1978 that has not been stripped down to the studs, has some amount of lead based paint in the home. It doesn't matter how many coats of paint are on the original walls, it's still there.
The City of Austin is receiving a Federal Grant for $2.5M. They are going to start removing lead based paint from homes. I've never heard of such a thing before. The City of Austin is getting involved with helping to make older homes safer.
You have to qualify with the following criteria:
- The house must be built before 1978, of course.
- There must be a child under the age of 6 living in the home.
- You must make under $60,000 a year.
The City of Austin wants to help 180 homes, roughly. One house just cost $50,000 to do, so I'm not sure how they're going to spread $2.5M over 180 houses, as that should be just over $13,000 a house. Maybe they'll be getting discounts for giving contractors a lot of work in volume.
