There were national statistics that were released earlier this week stating that the northeast home sales were down 8% in September. Just to get an idea of where we in the Delaware County area fit into this I ran some numbers and here's where Delco is.

• The number of unit listed for sale is down 7% over the number of units listed last month and 1% from the same time last year.
• The Average list price is up 8% over last month and up 4% over last year.
• The Average SOLD price is down 15% over last month however is up .6% which is a slight increase over last year
• The Average Days on Market is down 2% over last month and up 10% over the same time last year.

In addition to these stats there has been a downward trend in pricing in Delaware County in the last six months, but we have been hit by the national statistics of staggering home sale prices, mortgage industry mayhem and the doom and gloom media hype of the housing market. I am not saying things are all rosy here, but simply sharing our regional numbers so that others can just stay informed.

Note that the hottest months for the home buying and selling are the spring and early summer months so traditionally the housing market will slow down a bit during the first and last quarter of a year so it is always good to look at the year over year stats along with the month by month stats. This will help you understand better where your local market is headed.

So, if you are thinkning about selling in the near future you should set your goals on being ready for the spring market, which gives you about 4 months to prepare your finances and your home to make the move.
