1. Know why you're selling.
2. Keep it to yourself.
So who really needs to know why you are selling? Of course, YOU. If you are still undecided, then why sell? This is not a market for the "we wanted to see what might happen seller".
Number one helps you stay focused on the pricing and timeline.
Number two needs to be a mystery to that great buyer that loves and wants your home. Insight to the buyer before or during negotiations is not the route you want to travel.
"Housing needs change" and that is the answer I give when asked the question.
