Colorado Springs Horse Property Market Report

 Horse property in and around Colorado Springs which is El Paso County is selling.   For the purposes of this market report, I considered a property to be a horse property if it had at least two acres and if it had either a barn or stable on it.    These stats are for horse property in El Paso County only.  

Round Pen at SunsetProperty in El Paso County is very horse friendly.  Compared to Teller County, which is to the west of Colorado Springs, it is flatter with less trees.  With the exception of the most northern part of the county, the temperatures tend to be warmer than they are in the mountains. 

The information below comes from the MLS.  Therefore it may not contain every horse property that sold or on the market.

This year, 82 horse properties have sold and closed through September 23.  The average sales price has been $321,056.  The average size of lot has been 15 acres. The average number of days on market was 136 days. 

For the same period in 2010, 73 horse properties sold.  The average price was $325,513.  The average lot size was 15 acres.  The average number of days on market was 155 days. 

So this year, to date, 9 more properties have sold.  On average, the time on market decreased by 19 days.  The average sales price decreased by $4,457.   In my opinion, the Colorado Springs/El Paso County horse property market is doing just fine.
