I love new homes.  I love to sell new homes.  There's something mysterious about taking some lumber, some nails, some concrete, some windows and a bit of construction know-how and the end result is a home. 

I love folks who build things.  The creative process of the floor plan looks simple, but it isn't.  Everything has to work together to creat a workable home with a functional floor plan, a kitchen plan that is convenient for the cook, a bathroom with as much space as will fit, an exterior that is beautiful and wears well.  The engineering for everything from the grading plan to the final touches on the wall paint is designed and planned to go together to provide a home for the owner with efficiency, within the code and, finally, a home that someone will buy. 

Agents who accompany a new home buyer to the builder, register the buyer and then show up to collect their commission check are missing a wonderful opportunity to be a part of the home building process.  We learn a little bit on each home and our buyers know that we are there if they need us.  We don't build the homes, but we can be a vital link between the buyer and the builder.

GRADING THE LOT

Grading the lot.  Very important and if not done right, nothing else will work.  Grading plans are approved and permitted by the county and follow a strict code to reduce run-off and environmental damage.

 

Permits for this home in Purcellville in Loudoun County, Virginia took about 3 months. 

  

 

 

Next, foundation frames are installed and waiting for the concrete company to pour.  Once the concrete has "cured" the framing will begin and things will start to take shape.  This process consumes a few weeks and this is about the time when the buyers are wondering "What's taking so long?"  I relate the story of the builder who "backfilled" too quickly and the concrete wall buckled.  At that point, buyers become very patient.

AT LAST ! !   IT'S GOING TO BE A HOME.

Once the foundation is cured, the framing goes very quickly.  These beautiful homes don't build themselves. The are constructed by skilled craftmen who follow the engineering plans for every inch of what will be a beautiful home. 

 

This home will finish out at about 3,800 square feet with 4 bedrooms, 4 1/2 baths, a finished basement, 3 car side load garage and beautiful finishings.

FINAL PRICE:  $715,000.  Then the builder lowered the price to $699,000 after a general price reduction.

Lenn, it IS really fun to watch the houses go up- I never cared if the Realtor got involved or not, but it was a whole lot nicer for everyone when they took the time.

Sally.  I appreciate new home buyers.  They don't need us.  They could easily buy new with out an agent.  But, for the few who realize and agent is helpful, I give them wonderful service, education and help.

Laurie.  Builders around here don't care if the agent gets involved or not either.  But, my buyers care.  I give them the straight scoop about everything.  I have the smartest buyers around.

Lenn:  You can certainly qualify for 1st class service.  I had a broker who was doing the general contract for his own home.  He took daily pictures of the progress, so could certify that things were being done properly, even if he wasn't able to be continually on premises.

Joan.  Photos make a wonderful historical record.  I've worked with a lot of relocating buyers over the years and I'm their "eyes and ears" until they arrive.  But, I've been sending photos to folks since I first got e-mail back in 1995.  Love it.
