I guess you object to for sale by owner, short sales and subject to? Maybe you should learn more about how to be a real estate investor and use it in your stratagies. A great place to start is with Pete Gauthier, a very well known and respected Real Estate investor in Maryland.

To bad you bash real estate inverstors instead of using them. As a real estate agent in Maryland, we use investors all the time to help buy and sell more houses.

Investors can be very good at beating down the price of the house they want to buy from you.

It may not be an even playing field. Just as you can represent yourself in court, you can represent yourself in the sale of your house.

There are those who are very good at representing themselves but most are not, so the cost of being unrepresented can be substantial.

It is a cost/benefit analysis, and it is often difficult to quantify either the cost or the benefit.

But as a Realtor and an investor myself I am convinced that I can usually buy a house cheaper from an unrepresented seller.

Yes, and investors can be very good at moving properties that DON'T sell or WON'T or AREN'T selling. There a many situations where people need to sell a house fast where a Real Estate Agent won't even waste their time. Using an Investor can be a WIN-WIN for both.

If people want to think that is taking advantagte of people, then they should ask the people that were in these situations and used a qualified Real Estate Investor to help. They are quite gratefull.

It's actual fact that on average, sellers who use a professional Realtor actually net more, and sell the home in the seller's needed time frame. I see many, many homes expire and never sell when a FSBO goes it alone, especially in this market with so many more buyers than homes.

And I work with a ton of investors, and as a professional realtor, I list from total 'need to be stripped down to the bones, sell it for 10,000 or less homes, to moderate priced homes, to luxury homes. True some realtors won't help a lower priced seller, but many will.
