With high inventory and of course a Buyer's Market it is extremely important to have access to a listing as much as possible.

I have a listing that has not gotten a lot of showing mostly due to lack of access.  The property cannot be shown unless the owner is present.  This owner works odd hours so you can imagine how frustrating this is.  I had several agents called to see the property but could not see it when they wanted to; the owner wanted the showing always on his terms.  Well I am sure you know what happened, the agents moved on to other properties.  Some time later I was asked by the owner if these agents would reschedule, no! they are gone forever.  He tried to console himself by saying, they weren't serious anyway

Yesterday the same scene played out, I was showing properties and my buyer wanted to see a certain townhouse but here again the owner had to be present and he was not around much.  Well once again the customer did not see the unit and moved on to another.

I tell myself I really don't want listings like these; I want to stop saying; I am sorry would you like to show it another time?

Is this a trust issue? it really put a strain on the relationship.

If I have a client like that "I require" they take the scheduling calls.  It is far to time consuming to play the game of "does this work with your schedule".  If the client won't follow your selling plan, move on to the next lead.

Jennifer, sometimes you just have to sit and wonder why someone would hire a Realtor and then not let her do her job. I can understand your frustration.

Been there.

I bring a Supra pushbutton lockbox , in my briefcase, when I do a listing presentation. I try to sell the benefit. I also ask the seller, at the presentation, a couple of times during the week he would commit to have the house available for showings. ie Mon, Th 6pm-8pm  Fri 3-5pm, Sat&Sun 10am-2pm.
