New Haven CT Homes-New Haven CT Real Estate Market Report August 2011

In the month of August 2011there were 17 homes that closed which is a decrease of 9 homes as there were 26 homes that closed in August 2010.

The average sales prices of the New Haven CT homes sold in August 20111 was $184,365 with an average 120 days on the market versus $309,800 for those sold in January 2009 with an average 81 days on the market.

The higher average sales price for August of last year was due to the sales of 6 properties over $500,000.

The median sales price for August 2011 was $165,000.

The  median sales price for August 2010 was 159,750.

In total there are 31 homes under deposit which includes 13 from last month.

For the period of January-December 2009 there were 354 homes sold with an average list price of $209,669, an average sales price of $199,055 and a median sales price of $171,000.

For the period of January-December 2010 there were 328 homes sold with an average list price of $219,071, an average sales price of $207,829 and a median sales price of $165,000.

The average sale price to list price ratio for January-December 2009 was 93.79% and for January-December 2010 was 93.99%.

The average days on market for January-December 2009 was 84 days and for January-December 2010 it was 87 days.

In reviewing this comparison of year to year market data for New Haven CT homes there has been a decrease in the number of homes sold while the average sales price has seen an increase. Short sales, foreclosure and bank owned sales continue to be a factor in the decline of prices in some pockets of the New Haven real estate market.  If you are planning on putting your home on the market, it is important to know what the trends are in your neighborhood. 

The average days on market for New Haven CT homes sold this year has remained relatively flat from the previous year.

Donna it always surprises me when the sales are not higher in towns like New Haven.  New Haven is a targeted town, meaning that everyone one can apply for a CHFA loan as long it is the only house that they will have.  With this weeks CHFA rate being at 3.625% a targeted area gets another .25% of of the rate making it 3.375%  That is unheard of on a 30 year fixed mortgage.
