We at Design To Market LLC have been staging homes in Greater Cincinnati since 2004.  We are asked repeatedly where we keep our inventory and how we manage to stay on top of the demands of managing these items.

The answer to this question has been an evolving response that started with a crowded basement and a 10 x 10 storage unit.  Today we are the proud owners of a "well-oiled" 4,000 square foot warehouse that serves as command central for the projects that we implement on a daily basis.  Our ability to respond to the breadth of projects we implement with a speed that can make the typical homeowners head spin is driven by good designers and the materials that make it all come together.

We look forward to sharing additional glimpses into the world of Design To Market's warehouse in future blog release.

Impressive to be sure.  Is the space such that you don't worry about dust?  That's always my concern with items on open shelvingl especially fabric items, like pillows.  I guess if you're busy enough and your things turn over then it's not an issue.  Almost all of my inventory is in tubs for just this reason.

Thanks for the photos!

Dust is an issue but I was most concerned with moisture and bugs.  This is a very dry bug free environment (former paper company warehouse).  We are looking at covers for the shelving.

Jo,
This is awesome! I am dreaming of a facility like this in the future of my company. Thanks for sharing and letting us all know this is possible.

This is absolutely unbelievable!    Awesome.     I have been storing pillows in trash bags which means I have to label them to know the contents.    I like your setup very much.

Jo: You rock! You are my warehousing hero. Your set up seems intuitive and easy to navigate, which makes jobs go so much easier. I am still wrestling with finding a suitable larger space that is also affordable here in the Los Angeles area. But you have motivated me to keep on searching.

WOW!!!  This looks super Jo.  I also have pallet racking but now I want to get more shelves in between like you have. I have tubs on the very bottom that have specific sets in them, say Bathroom set with towels, decor and a couple of plants.  Then I am not bending over to check the shelf and I know that a set-up is right there ready to go.  I have my kids sets in tubs to free up room for other decor.  If I used it, I take the top off and stick it inside.  On the lid I have the contents so that I know just what goes back in. I am jealous and want more space now :)))

Amazing!  What a wonderful job you've done with storage... and so organized!  I am curious as to how many houses worth of furnishings you might have in your 4,000 sq. ft. warehouse.  By the looks of the number of chairs and pillows alone, I'm guessing in the 3 digits. :-)

Thanks for sharing with all of us and providing a storage goal!!

In answer to Lisa Sherman's question about the number of homes...it's all about the veritcal space.  As you can see the chairs are double high and stacked 2 on 2.  In a future post I will also show the sofa's, dining room tables etc.  We have the ability to house over 15 houses of inventory but our focus is to keep it out helping our clients sell homes!

Jo, how do you store your couches?  Do you have them all sitting, do you stack them or do you put them up on their sides. Also... my trees take up about a third of my warehouse,, do you have another way to store them.  I have the 2 foot plastic wrap that I wrap most of the furniture with... I am thinking of using that also on the plants to save space.  Any thoughts?   Thanks, Lori

Lori Kim, In answer to your question, my dad the engineer designed and my family (husband, kids, dad, everybody!) built the rack in the first photo with the dining chairs on it.  I took additional photos today and will upload them tomorrow to show you the back side of the rack.  It essentially allows me to stake 2 high on the sofas.  I am worried about damaging the fabric if I stand them on end.  So far they go out pretty much as quickly as they come in so the rack system has worked...that vertical space is critical.  I also kept a focus on ease of moving in and out as we designed this solution.

Wow!  The advantage of not using plastic tubs is the fact that you can see everything.  I'd love that.  My (small) inventory is in plastic and I don't have the visual that you have.  I have to rely on my memory and photos.

I am not inately organized!  We struggled a lot with organization before setting up the "system" to keep it up.  If it is easy to put things away...you'll put them away.

Hi Jo...you're warehouse looks great! I agree with you on if its easy to put things away, you'll put them away! I have a open shelving concept myself...I'm so visual so I've found that being able to see it all and shop it works really well. (and putting it away is simple too!)

In answer to Teresa's question, we have built our inventory steadily since 2005 when we first decided to provide an in-house rental solution.  We have built the inventory based on the needs of the local market and our specific client environments.

Jo, thank you for shring your warehouse with us. It's very impressive! One of the tricks I use for pillow storage is clear lawn bags. I can see what I have and protect them from the dust too.

Maureen, I continue to find area rugs to be quite a challenge.  At this point we have them rolled up and laying on pallets.  I would love to have something that hangs them like rug stores but it would be difficult to build and it would potentially be hard to load.  Until a better idea comes along we will use the pallets.  I am open to ideas!

Jo: I am currently moving into my new warehouse. It is a huge undertaking. I went back to review your photos to see if I could learn something more from you and of course I did. I have all my throw pillows in big clear plastic bins. Do you find that the pillows on shelves like you have them get dusty? That is one of my big worries. I though I held the record on metal shelving, but you have me beat by a mile. You are an inspiration, my dear.

I know the dust thing is a huge issue but to be honest, I have had my pillows arranged in this fashion for over 6 months and have not had a problem.  They at least get some cover from the shelves above.  I find it is SO much easier when we are sourcing for a job.

My recent blog post Why Stage It now?  Tales of a family room redo for example was a small job with a need for 10 pillows!  Because the pillows were so visible we were able to quickly pull the pillows for the rooms in need.   I guess I would say the risk of a little dust has been minimal when compared to our newfound pillow efficiency!

Oh, I want this space so badly!!  And all the stuff in it, mind you!  Now if it could just be attached to my garage so that I don't have to go anywhere.....

Jo, you are an inspiration.

Jo: I will have to see if I can rework my pillow area. I like the idea of having them exposed also, but my shelving is set up for bins, so I will have to redo it, me thinks.

I love this warehouse set up.  I'm looking for a larger space now and want to clone yours!  It's perfect, but I don't quite need 4000 sq ft so hopefully I'll find another stager to share with. Thanks for the photos!

Maureen,  We started much smaller 3 years ago with a 10' x 10' storage unit.  It worked well for us to grow into our size!  I would just recommend calling "for lease" signs whenever the space looks good.  My warehouse is 10 minutes from my home in a spot I never new existed until I called to ask about a sign they had posted.

As an update to our warehouse scenario, we have begun to really feel the benefits of making the right investment of both time and money on well-designed and scalable storage solutions.  We all feel the eb and flow of in-house inventory.  I can not reiterate enough the importance of being able to handle the peaks and valleys with a flexible warehouse solution.
