Any given transaction has X number of steps.  Lets see if I can name them.  We'll use a buyer transaction.

 

  1. Meet with buyer and have them get pre approved
  2. Set up criteria list for their search
  3. Have them look at all homes in their criteria on, and do drive bys to rule out non contenders
  4. Show homes 4-5 at a time
  5. Narrow down the search to the top 3
  6. Look at the favorites once again, and select favorite
  7. Sit with buyer and construct offer
  8. Present offer to Llsting agent
  9. Get through the counter stage
  10. Get accepted offer
  11. Do inspections and get through the negotiation period
  12. After repairs are done, do a re-inspection to make sure the work was done properly
  13. Remove contingencies
  14. Sign in escrow
  15. Once recorded hand over keys to buyer
  16. Present a closing present
  17. And finally "Stay in touch"

Ok...I put this together in 3-4 minutes.  What did I miss?  Please help me be a better, and more organized Realtor and let me know where I can improve!  Thanks a bunch!

I ask my clients to tell me what they hate about a house too and I have them write their thoughts all over the fact sheet. It helps us both narrow down choices, sometimes it is good feedback for the listing agent. Other times what they really hate can be as simple as taking the tire swing out of  the tree in the yard or painting a front door a different color. Simple fixes to a home they may consider top of their list if only...
