Once a "For Sale" sign goes up in a home-owner's yard, buyers assume the home is available for purchase. After all, the home has been listed, and the sign plainly says "For Sale." If the home is in excellent condition, at a fair market price, it can quickly attract the attention of serious buyers.
For that reason, informed sellers should be ready to accept the right offer when it comes along-possibly in the first week of the listing. The very best buyers, those motivated to make an immediate purchase, act quickly once they find the right home. Their offer may have a deadline as short as 24 hours for the sellers' acceptance or rejection. In other words, they mean business.
So, what happens if the sellers hesitate? What if they feel they need more time to consider the viability of the offer? Simple- buyers may assume the owners are not serious about selling. When sellers hesitate, buyers often withdraw their offer and choose another home. AT the same time, those buyers who seem not to be in a hurry, who have plenty of time to spend negotiating small matters, are often unmotivated and unqualified.
