The Secret To Selling

You've all heard of The Secret...the book and movie with the motto "Everything is Possible, Nothing is Impossible"....it's all about changing your life through the power of harnessing your thoughts.

While a positive attitude, power of belief, and vision board certainly can't hurt in the marketing of your house, that's not exactly where I'm going with this post.

When it comes to the real estate business, there's a whole different Law of Attraction. It's quite simple in concept....

An attractive house will attract more buyers than an unattractive house.

Attractive is more visually and emotionally appealing.

Attractive is perceived as well maintained and cared for.

Attractive is perceived as more valuable.

Attractive is more desirable.

Attractive will sell faster and even for more money.

It's simple in concept, but not easy to accomplish for most sellers. It's the "how to" that makes it so challenging. Most sellers don't have a clue where to begin. They don't have an understanding of marketing, color and decorating trends, or the ability to ID red flags that will trigger a negative response from buyers.

THE SECRET is creating ATTRACTION through PRESENTATION.

Hi Sharon--what a really great post. I have suggested as well. I love your line, "most sellers don't have a clue where to begin". So true. The funny thing is if that one really believed and/or followed the concept of the The Secret they would be mandated to stage . . . unless their desire was to sell for less money and wait many months to do so.

Tom: Great point! There are some staging jobs that I've done that I would never share photos of....the
"after" still looks too much like a "before" because the sellers weren't willing to make enough of an investment. Not to say it wasn't an overall improvement...just not reaching the potential that I would have liked to have seen. I've gotten more selective with the jobs I accept these days too. I want a higher standard when it comes to my "brand" and reputation as a professional stager.

Preparing your property for sale

Hi Sharon, sellers will almost always try to say that the buyer can change whatever they want in the house and that they do not want or feel the need to create an attractive home to buyers. I usually suggest that the same reasons they give for not wanting to do the suggestions is the same reason the buyer will not think that their home is for them. Great photos!
