Dear Seller – Don’t get too greedy on your inspection reply, it just might not work.

Buying and selling real estate is very emotional. And many times sellers and their agent feel that as buyers invest in time, they become emotionally attached to the property. And thus sellers often become a little too assured that the deal’s going to happen - even during the continued inspection negotiations. It’s true, many buyers emotionally  “move in to the home” prior to closing and not much will deter them from following through and buying the property. But that’s not always the case.

 

Negotiations occur for monetary reasons but also negotiation affect the emotions of people. And buyers and sellers alike have their threshold. It’s different for all people and you never know where it is until you reach it. But if you reach that turning-point in negotiations, either a dollar amount or an emotional amount, the deal is likely to fall out of contract.

 

Again, buying and selling real estate is extremely emotional and stressful. It’s not something people do all that often and this added stress can be very draining.  Counseling and being supportive of their clients through these times is what a good agent will do. Real estate is a constant give-n-take. Back and forth until both parties are either happy or the deal terminates.   

 

So remember sellers and agents, it’s not over until it’s over. And if you get too greedy in your inspection reply the deal just might be over.

What a great reminder for sellers that do truly want to sell.  Do they really want to start over and find another buyer who will likely have alot of the same issues anyway?

As we move forward in transactions, we cna't forget how sensitive deal are. I'm not saying give the home away but be aware, it's not over until it's over.

Krista - It's a balancing act all the way to the closing table.

Jenifer - Starting over is not a good alternative and if you let them know that, they might be a little more reasonable.
