Once upon a time there was a family who was ready to trade in their home for a bigger one with plenty of room!  And why not?  With the market recovering in their neighborhood, and new construction prices looking great, and interest rates just amazing?

So they listed their existing home with The Liz Spear Team of RE/MAX Elite last spring, and like the spring rains, they were flooded with showings and offers.  And lest you think this is some fairy tale, this isn't!  If you look at our post on 7907 Winding Creek in Deerfield Township's Simpson Creek Farm, we've documented the dozens of showings and the multiple offers!

The sellers did EVERYTHING needed to make their home move-in ready, and combined with our marketing, the sale was quickly completed and upped the neighborhood sales price!  And these sellers were smart too, not wanting to risk having a new construction home started until AFTER they had their home under contract and SOLD!

So no doubt it was inconvenient to spend over five months in a small apartment while they waited for this:

So this morning they got the keys to their beautiful new home in the Carmelle development of Mason.  This wonderful five bedroom Drees-built home has everything they wanted!  We appreciate the opportunity to have helped them sell their previous home and help them purchase this new construction home!

Michael, It's nice to work with clients that can work a plan and make it happen.  If they'd started the new construction first, the temptation might have been to settle for the first offer.  By being able to wait, instead of $215k they got $240k.  A nice difference towards the downpayment :)

Scott, We really dislike doom and gloom, and we'll counter it wherever we can.  Conditions are not as grim as some would have us believe.

Bryan, When we looked at resales, nothing was even close at the same price point as this new construction.  Definitely a smart choice and enough customization to really spiff the place up.  And still room to finish the basement later :)

Brenda, The new picture threw me!  Nice shot!  You know us, always trying to come up with a new way of doing the standard :)  Let the creativity out and see what happens!

Steve, Four kids a dog and an apartment is a REAL reality show :)  But they always had the big picture in mind!

Mark, In some ways we are all real estate guides.  Using our experience to assess the situation and help everyone to the best possible decisions.  It's amazing sometimes to realize just how much we can help make a positive change for people.

Michelle, Definitely worth the wait!  And their best friends built new just across the street too :)

Carla, And well educated sellers too!  They'd kept a close eye on the market conditions, so when someone else named a lower price to sell their home during listing interviews they knew it was off the mark. :)

Liz & Bill, I spend a fair amount of time in new construction, I have found buyers fail to ask the pertinent questions when they are caught up in the excitement of new construction...but their agent doesn't forget to represent them.

Chris, It's certainly on the large side.  Five bedrooms, so one for each of the four kids and of course one left over for the parents :)  And plenty of bathrooms too!

Ed, I think the odds are seriously in their favor. :)

Valerie, The builder for this one has a good plan in place.  They have a deal on temporary housing to accomodate their buyers in just this type of situation, really makes everything work out well and win-win.
