The Homebuyer is Missing the Contract Date by Three Days.....and Everyone is Still Happy! (Including the Real Estate Agents and Seller!)


Missing a contract date is the kiss of death for a mortgage professional in my neck of the woods!

So.....how is it that my client, a military home buyer,  is missing the contract date by three days but all of the parties - the client, the seller and both real estate agents - are happy and content and more than willing to execute the three day extension?


Because it will save this military home buyer a TON of money!  By keeping the original closing date of  Friday, September 30, the VA funding fee for my client, who is using his VA eligibility for the first time, would have been 2.150% or $4,300.00 on a $200,000.00 loan amount.  By waiting a mere three days, and moving the closing to Monday, October 3, the funding fee is reduced to 1.4%, or $2,800.00 - a savings of $1,500.00! That's a $500.00 saving per day!


Can I tell you - we have  ONE happy buyer!  And that makes his real estate agent happy.  And I will also give a shout out to the seller and their agent for being so agreeable with the three day extension.  It is one of the advantages of doing business in a military town .....most individuals are familiar with military buyers and VA loans and will go the extra mile if it means helping out one of our heroes in uniform as they are purchasing their first home.

I relayed similiar information on a deal to the buyer's agent and she said REALLY?  Yep wait until Monday and your client will very happy.  She didn't know and I think they'll be bringing me the chilled adult beverage at closing for suggesting the delay.
