The biggest complaint I get from clients when they view information from our MLS system is no room sizes, after no photos of course, but by then they have already rejected those properties of course. Why do some agents and brokers insist on refusing to enter room sizes. Are they lazy, do they realize the dis-service they are doing for their clients? Do their clients the owner of the home listed realize that many buyers are turned off by listings with no room sizes? 

When a buyer looks at property information, their first curb appeal moment is the photos, if these are good and they draw them in they look at room sizes, will their furniture fit or do they need to buy smaller or bigger? Having no room sizes may protect the broker from a law suit because the agent got it wrong, but it is doing a dis-service to the seller. How hard is it to measure a room? If you cannot manage it, use a floor-plan service to do it for you.

In future on listing appointments I am going to make a point of this as another point of differentiation from the competition. If it annoys my clients it must annoy others as well.

The next issue is schools, if you know the school district, call the bus service and find out what schools the address of your listing goes with, some school districts do a good job posting this online. So please list the schools, for many buyers the schools are important.

Rooms sizes are so important, but I think photos are also important (as youstate). Nothing better than a visual.

number one annoyance: brokers too lazy to make sure toilet seats are closed before taking MLS photos
