In order to prevent an appraiser from referencing comments in the agent only section of the MLS sheet that the lenders underwriter could consider derogatory, I no longer make any entry in that section.  The only exception would be to clarify directions to the property, add additional showing information, add an additional parcel number etc.

The appraisals are just doing what is required by the organizations ordering the appraisal, I understand that fact.  Adding anything that might be questionable to the agent only remarks is, in my opinion, asking for trouble.

If any additional information should be provided to an agent showing the property I now add "Contact the listing agent before showing".  I also add "call agent for appointment to show". 

I make sure I have the owners contact information with me at all times.  It takes a little more of my time, however it still allows me to provide any necessary information to a showing agent BEFORE they show the property. 

It also gives the showing agent the opportunity to ask any additional questions they my have about the property.

I have always scheduled my own.  It is my first sales oppotunity, and you are correct, it is the time to disclose and discuss any pertinent details.  I think it is part of my job, I would never have another agent call the seller directly to schedule.

Dan,

             I cannot believe an agent would have them call the seller directly! Is that not why you have a Realt I am confused on that point. I did not know appraisers could do that. I do know that if an appraisal done on a home will be valid especially FHA for a period of a year I believe.

You always go the extra mile for your clients. I appreciate any listing agent who is helpful while I am trying to show a property. Unfortunately here in Texas we have way too many listing agents who do not answer their phones and do not returmn phone calls. I guess they are just lazy!

Dan, I like to speak with buyer's agents prior to showing my listings as well. When it's short and we know the terms we need, there is no sense in facilitating a showing for a buyer who will not meet the required terms.
