I am tracking toward possibly moving my 43 property management accounts to my own entity.  I should have my broker's license by December.  I am researching online systems such as Appfolio, Buildium, Propertyware, etc.  My company uses Promas currently.  I can see having 80-100 accounts within 3 years or so.

3/4+ of my business is in the northeast part of Virginia Beach.  My average rent price is around $1,800/month.  I am fortunate to have great tenants overall.  I have had to pursue rents via the courthouse only 2 times in 14 years, the last being 8 years ago.  

I wish to have an EFT system for rent payments, owner access to monthly/yearly reports, and an online application process.  Cost effectiveness and ease of use are desirable of course.

Just read your post - you are certainly looking at some of the market leaders of online property management software. Congrats on your track record regarding rent collection, by the way.

We are also researching the 4 companies you mentioned, but for another reason: We have recently launched our online property management software called Rentoog at www.rentoog.com with one difference: we are offering it completely free of charge.

Our system offers owner access, cost effectiveness, and ease of use. At this time, we do not have an integrated EFT system or online application process.

Mark * I also use PROMAS for 90+ units and have a HERO website.  GET REMOTE SCANNING for rent checks and deposits FIRST. 

I have a Merrill Lynch Wealth Management account and remote scan checks and get $$$ in interest on the account.  I can view checks online and get EXCELLENT service and almost immediate notification for NSF checks.

I like the remote scanning idea. I will look into that myself. We use Buildium, which JUST upgraded which is good because we had really outgrown the prior version.

Remote scanning requires a scanner - Panini which you can buy at Sam's or Costco I understand and the software that your bank may provide.  No more waiting at drive thru in rain for SLOW teller!!!!
