So, Do You Want to Sell that House or Not?
Among the many things I did today was to set up some appointments to show some great homes for sale in Canton MA to some new clients of mine. They want to look on Sunday, giving me plenty of advance notice - which (I think) makes it easier to schedule.
Like most of my buyers looking at homes in Canton MA they told me which homes they wanted to see from their account that I set up to show them homes in Canton MA that met their search criteria. They actually did a great job picking a variety of homes in differing neighborhoods. I think they will have some great choices to compare. These buyers had taken some time and really done their homework to sort through all the homes for sale in Canton MA in their price range. (I am very lucky....most of my buyers are like this!)
I set up my route, and started making my appointments. In my area, most homes are not scheduled through a centralized showing service and many require the listing agent to be present at the showing.
One of the homes they picked is a lovely home on a country setting, backing up to woodlands and a golf course. I know the street very well. There are some beautiful homes on this street. The down side to the house is that it parallels a major road. Like all houses, this one has a down side and that is it. But, the house will be worth it for the right buyer.
When I spoke with the listing agent to schedule it, she was quite negative about the house. Do they know where this street is? Do they know about the major road right near it? The back yard is not big; do they have kids? Will this be an issue? So it got me to wondering - do you want to sell that house or not?
I understand that time is precious. The listing agent does not want to take the time to show the house if the buyers are not going to like the busy road. I get that. And I appreciate her honesty about the location. But like it or not, part of her job is to show the house. There will be many people who say that the road is not an issue and when they get there, they may discover it, in fact, is. If it is too time consuming, convince the owners to use a lock box. I am happy to show it by myself!
So, do you want to sell that house or not? And, do the Sellers know that you are actively discouraging people from looking at it?
