Interesting items in our MLS - Panama City Florida

Just wanted to pose a few questions to other agents about what is posted in your MLS'.

Today alone, I've received 2 calls about a $29,500 condo listing, WATERFRONT ON THE BEACH.  Over the course of several weeks I've received several requests for information regarding this listing.

Sounds too good to be true, doesn't it?

Well it is!

It is not a condominium for sale, but a PARKING SPACE! You read that correctly, a parking space for sale under the building.

IMO, this type of listing is misleading and not appropriate for a mls listing.

I would think we as agents paying for the MLS service should expect more from our service then this type of listing.  I would also think, our mls commitees would do more to exclude these types of listings, rather than focus on the more mundane items such as: Must have a front picture of the property, etc,

So my questions to others...:

Does your MLS allow this type of listing?  It is listed as a Condo as there is no availability to list it as a parking space!

Do you think this type of listing is appropriate?

I would think an "other" criteria would be more appropriate.

I welcome your thoughts regarding this and other odd type of listings in your mls.

I thought it was ridiculous when I read it but it IS technically real estate, albeit probably on leased land but how else would the agent list it?  Hopefully the agent was clear in his/her description to let agents know it is a parking space.

I've seen them in our area, espically DC.  I'm also surprised when I see a rental listing for a basement in a home zoned for single family residences only.  I blogged about the trouble that is causing for agents last week.  If your MLS doesn't allow it then report it.  The only way we can ever get anything changed is to bring it to the attention of the "powers that be" and see if they will correct it.

Yes there are remarks that it is a parking space.  The agent is not misleading with that information and I'm most certainly not faulting the agent for listing it.

My concern stems from the publics view of the property.  The initial view shows a picture of the condominium bldg.  It isn't until the details are displayed that the consumer is made aware it is a parking space.
