10 Things to Expect...When You're Expecting to SELL your LEESBURG, Virginia Home

As many agents as there are out there that would be thrilled to help a Leesburg, Virginia homeowner sell their home...there is that number of personalities, work habits and value systems.  It's important to try to get the selection of your real estate professional "right" the first time.

What can a Leesburg,Virginia homeowner do to empower themselves to have a smooth and successful selling experience?  Here's just a few suggestions!

  1. Ping a few local agents you resonate with their online presence.  What does their content do to attract your attention?  Are they touting themselves...or making the experience about your needs?
  2. Measure responsiveness.  How long does it take that handful of agents to acknowledge your inquiry?  Are they just answering your question...or trying to earn your business by wanting to know more?
  3. How accomodating are they to schedule an appointment with?  We're all busy...just not difficult to get an hour of our time!
  4. How prepared is the agent for your listing consultation (and are they listening to you!)?  Or are they just "winging it"?
  5. What is their marketing methodology?  Do they have an even blend of internet, direct mail, intra- and inter-office networking and print advertising that they offer for a full-service listing?
  6. What do they determine to be "comps" to your home?  How closely are they examining your upgrades?  Are they going outside of your community?  Zip code?  County???
  7. How often can you expect to hear from them after you're listed?  Or will they just disappear into the ether?
  8. Ask if you speak with any of their current and/or past sellers?  Or try to find an agent they've done business with...and ask how well that transaction went!
  9. Ask how they're planning to keep your listing "fresh" in the eyes of the buyer pool.  Your Loudoun County home may be on the market for as long as six months or longer.  What tips and tricks will your agent have up their sleeve if showings slow down...or no offers are put into your hands?
  10. Make sure your real estate professional has a contingency plan!  It's not just about the sale of your home, but timing the sale with a bigger picture.  What will you do if you sell quickly?  How about if your new home construction is delayed?  Is storage an option? 

I hope if nothing more this leaves Leesburg, Virginia sellers just a bit more educated...and aware that they should demand a positive selling experience.
