Hello Lyn, all great tips and you got it right about buyers really wanting a home needing the least amount of work...your home to sell needs to be the best value on the block in the best condition.
When I first started in real estate, people loved fixer uppers. NOT NOW! I love the point of returning the roomns back to their original intent!
Lynn lots of good advice here. Color can certainly make a difference in the appearance of a home and how it is received by a potential buyer.
Lyn ~ Showing a room's original function is really important when you're selling your home. Those dining rooms used as offices or for pool tables or (as I saw recently) a workout room need to go back to the dining function. Even if buyers decide they'd use the room differently, they want to see a home with the rooms showing what they're "supposed" to be, otherwise buyers get confused.
Maureen: Agreed, sometimes it chops up the houses flow also making it confusing for buyers. You can use your house how ever you choose but should show it as it was intended when selling for optimum marketability.
