What are the best Investment Properties in Antioch Ca?

I work with lots of Investors in Antioch Ca and in other areas.  We are always looking for the homes that provide the  best Return on Investment when shoping for Investment Properties.  

The Best Investment Properties provide the greatest return on the money that you invest in the property.  Considerations include:  Cost of the Investment Property, Rent the Investment Property can Bring in, Cost of Repairs to Rehab the Investment Property, and How fast the Investment Property can be rehabbed and rented out.  Another consideration not included on the Return on Investment (on a rental basis) is long term maintenance cost and potential for appreciation.

The Investors I have been working with lately have been looking at 4 bedroom and 2 bathroom homes with 2 car garages.  Generally they are older Ranch Style Homes (single story).  The are fine with homes with minor rehab, but do not want a major repair job.  They also like homes where the damages and issues are easily defined without open ended problems.

But I have to tell you - lately these types of homes are getting harder to find.  Investors will always float to the point were it can make the most profit.  That means it is time to figure out what 9 (and where) the new good Investment Properties are.
