When you are looking for a General Contractor, the first consideration most people take is price. How much? That is the first and foremost question. Although cost does play a significant role, it should NOT be the deciding role. Experience, quality workmanship, responsiveness and overall interest in doing the job are much more important. In South Florida, there are contractors out there who will quote you low just to get the job and then slap on change orders to make up what was not included in their estimate. Their quality may be not as high, and the workmanship is blah, but the price was good. He is also hard to get a hold of during the day, nights and weekends. Price was real good though. Other than using the old phrase, "You get what you pay for", you should be asking yourself, "Did I get the value that I am paying for." By using value rather than price, you open a new door to the approach of hiring a contractor. When one sees the quality of work, craftsmanship and professionalism that goes into an improvement from a quality contractor, appreciation of the value of time saved, concerns addressed, the ability to speak with someone when a situation arises comes to mind first. This all cannot be foreseen when signing a contract. All one has at the time of contract are pictures, recommendations, references and a plan or sketch of a proposed improvement.
So you ask yourself, "how can I get more insight?" Answer. Ask the right questions to the references. Your concerns were their concerns. The difference is their project is complete and they are satisfied with the improvement. Although every job is different, the basic handling of the project is generally the same. The reference may even point out an event that was either favorable or not so favorable. You may want to mention some of these things to the contractor before signing. References are golden and are the basis of any contractor's salt. Ask the questions and use the references as an aid in hiring a contractor.
