GREAT program for getting homes rented.  Lowering rents to get properties rented FAST is IMPERATIVE.  I see the same DIY landlord posts on our local Craigslist which have been there for 2 months at the same rental rate....they don't get it!

As a property manager we over see many things within a rental home. One of the key ingrediants to managing rentals is finding a good quality tenant that will both pay rent, and take care of the home. Here at Homepointe we rent on average 50-60 properties per month between 7 property managers. We have an applications department that processes applications, verifies previous rentals/owership, checks credit, and verifies income. We are very good at finding the right tenant for an owners property while minimizing evictions.  At the same time it is our goal to rent any property withing 30 days of advertising. If this is not completed, we start looking into lowering rental prices or fixing the home to make it more appealing.

I'll take a new rental property with a higher-than-market rent with the understand with the new client that I can LOWER the rent every 2 weeks.....I'll try their rent and then LOWER to the market rent for the AREA and TIME of the year....2 key aspects that determine market rent!

Wallace, I know we've gotten a lot more rigid in our tenant selection.  My clients don't mind the property sitting on the market an extra month if it means getting the right tenant.  I try to make sure that doesn't happen, but I'd rather have the right tenant rather than one that can pay rent for one month.

Mike * PREscreening is key.  I get some information through the "inquiry" contact form on my website and ask more probing questions via e-mail or in phone contact.  I L♥VE it when they want me to lower rents to THEIR budged....sorry, this is a $1,495 home and has been for the last 2 years!

My husband and I just moved to Charlottesville from Athens, GA this week and we are looking for a place to rent for 1-2 years before we buy. My husband is the new town planner for Culpeper, VA and we are looking for a place between Culpeper and Charlottesville. I have family in Charlottesville. We are very interested in this home, but were hoping to rent for somewhere between 1000 and 1200/month. Is this home still available, and is the price flexible?
