Is There Hope for a Sacramento Home Buyer to Buy a Short Sale With a VA Loan?

VA buyers get the short end of the stick in Sacramento. That's the dirty little truth that nobody wants to talk about. When it comes to the hierarchy of lending and types of mortgages, VA loans fall to the bottom of the pile. You've got your cash buyers on top, followed by conventional, with FHA loans ranking third in priority. VA is squished on the bottom.

There's a bit of hypocrisy going on there, too. People running around with Support Our Troops stickers slapped on the back of their fat-ass SUVs, but when it comes to accepting an offer from a VA buyer, these same people thumb their noses at our veterans. They are NOT taking no stinkin' VA offer if they don't have to.

Well, you know what? You VA buyers? You come over here and see me. I've got a boat-load of short sales in Sacramento that you can buy. I work with sellers who want to sell to you. I know how to close a short sale for a VA buyer with a VA loan. I'm a good Sacramento short sale agent who knows how to get things done.

Of course, you've got to realize that a short sale is sold in its "as is" condition. This means the seller will do no repairs. Banks won't pay for repairs. If there are funding conditions, you'll need to handle them with your agent. However, we are resourceful and committed to making the transaction work just as much as you are.

My last REO transaction was to a VA buyer and both the seller and I were delighted that we were able to help a veteran get into the house he wanted.  All it takes is the willingness to take the VA's money which is just as green as the FHA or conventional loan would have been. In our Northern VA market the VA appraisers have a bad rap.  I don't know why.  I've never had a problem with a VA buyer getting into one of my Short Sale lisitngs.  I'm like you.  I love presenting any good offer to my sellers.  And cash buyers tend to shoot too low....but are much preferred for properties in disrepair.

I received an offer this morning for one of my sellers. It's a home that has multiple offers already. The buyer's agent was making a big deal out of the fact that one of her buyers wanted the home because she was raising her dead brother's kids -- who was killed by a drunk driver. As though somehow the buyer was more deserving of sympathy or empathy because it was a drunk driver who killed her brother and not just some goofball teenager out for a joy ride -- I mean an accident is an accident. But when she said the buyer would be utilizing VA financing, well, that made a difference.

Hopefully the verterans in the Sacramento area will see your post.  With Beale, AFB (a little farther north) and the California Army and Air National Guard based in your city, there is a large population of Reservist, Active Duty and Retired military in your area.  You can always stop by one of the Air Guard or Army Guard bases and introduce yourself to the Orderly Room staff.  Feel free to drop off any literature regarding your business.  Do it on a Reservist weekend.  More people are on base at that time.  I'm sure someone may need your short sale abilities or looking for a home to purchase in the Sacramento area.

Elizabeth, I am seeing more and more VA buyers and handle some myself.  I know what to look for and anticipate what needs to be done.  Some agents just have their heads in the ground and think VA will not go through.  You gotta be creative.  I dont let a little dryrot scare us or a loose toilet or even a bad deck!  we just get'er done! The last one really blew my mind, the listing agent was a Veteran and would not even look at our short sale offer cuz it was VA, yet the home was gorgeous, was PUD so the outside was maintained, inside all upgraded.  Jeeze people get a clue.  Now you got me going........
