Prospecting Tip #3 Build Your Sphere

Prospecting

Build your "Sphere of Influence"

If you are new to real estate or just trying to generate more business before the winter lull, work your 'Sphere of Influence.'  Top producers and trainers will tell you that your sphere is the BEST SOURCE of referrals.

How do you build your 'Sphere?'  Be social, talk to people and best of all have fun while working. And what do they want to talk about?  Why, Real Estate of course.

Prospecting

Celebrate with good friends

Prospecting

Birthday parties ~ families who may need larger home

Casual prospecting

Meet a friend for lunch & catch up with her family & friends

In other words, just have fun while you work and it won't seem like work at all.  Best of all we help others accomplish their goal of buying or selling real estate and we get paid, too.

This is absolutely the TRUTH! I love to attend the local events at the firestations, doing localism blogs for local businesses and taking pictures for the kiddos at church (proms, weddings, etc.) I get to have fun, and it comes back around! :)))

Hi Mary, definitely, you should have fun doing the things you do (well, it doesn't always apply but you can try!).  Your immediate surroundings and personal contacts do bring the most business in the long run. Enjoy your weekend!

Hi Mary~ I agree with your well laid out tips on prospecting! I have found that if you don't let people know you are never too busy to earn their business, they might actually think they are bothering you with real estate questions!

Best regards from Seattle,

Hi Mary,

After reading your post, I started thinking.

Many years ago I commuted by car from Northern, Illinois to Maine for five straight years to go to work. I'd leave around 3 a.m. and my first night was always in Erie, PA. I will never forget Erie because it was my little oasis after driving through Chicago, Indianapolis, Toledo and NY! The people in Erie were always so friendly. I made a point to stay at the same hotel coming and going back home. Erie, is where I learned to breathe, sleep well and get rested up for the rest of my journey. Coming back home after Labor day was the same in reverse. But it was harder to leave Erie, because of how good the people treated me before reaching my final destination - home.

I can understand why your Sphere works so well for you! The people in Erie are great human beings, thoughtful and kind, big hearts, and very welcoming too.

Joni--You do such a good job of localism posts.  Being out in public lets people see you as someone they know who just happens to be a real estate agent, right?

Wanda--I love your comment. 'we can never have too many friends.'

Thanks, Lottie.  Writing a series keeps me motivated to keep posting even when I would prefer to play.

Silvia--You are right about those closest to us being our best source.

Hi Steve--I guess I am one of those social people.  I love being with people, but I still love being alone with nature.  That is probably why I like to comment on the beauty of your area.

Yes, Judi, I have had friends say, "I hate to bother you with a 'work' question."  Even at a wedding I have had those questions.

Pat--I wish I had met you those many years ago when you stopped in Erie.  Erie has changed a lot over the years, but the people are still just as wonderful.  I will be in touch.

Hi Mary.  All good points, not only newbies but everyone must remember the basic to build more business.  I really push at a closing to tell clients to refer us to their friends.

Good Morning Mary,

This is indeed what it is all about.  Prospecting and building the sphere.  I do not agree with some of your suggestions on this, I have tried them and they failed miserably. Floor Time in my opinion was always one of my least productive.  As a Coldwell Banker I used to do floor calls.  I failed miserably.  The proactiive approaches wrk well for me.  Making calls o FSBO and expired is one of my favorite

Will--the closing is the perfect place to remind clients to refer business to us.  Thanks for stopping here today.

Toni--the Chamber is a perfect place to network and the others attending are looking for referrals, too.  Great opportunity.  I always enjoyed their functions.

Lloyd--I must say agree with your analysis of what works best.  I tell newbies to work their sphere with precision and they won't have to do floor time.  Thanks for visiting and commenting on each of the posts in this series.

Linda--the next post is about circle prospecting.  In fact I use this slide of Power Point presentation in new agent training classes.  Thanks for following the series.

Endre--You said it perfectly.  Yes, we have to be real estate agents which means we have to be with people and talk to people about what they want to talk about.  (love your humor)

Mary I almost missed this great blog. Sometimes the lead generation sources that we abandon can be the ones that will probably bring us our next Real Estate Commission check. I am definitely going to read the other three blogs. Great to always hear from you too Mary. Thanks for sharing this.
