Why should you use a Fountain Hills buyer’s agent when purchasing a home? Approximately 90% of home buyers research neighborhoods, schools, and homes prices all without leaving the comfort of their home? While looking at listing details and pictures online is really convenient, looks can be deceiving and until you can see them in person these homes are much like an illusion. Visiting open houses, or as I like to say “window shopping” is the best way to see what the market has to offer.

Hiring a buyer’s agent is one of the smartest things you can do to protect your interests when you purchase real estate. You can ask for a referral from friends or family or search online for reputable Realtors. Not all agents work with buyers so make sure you clarify that with them first.

Why use a buyer’s agent? Looking for homes is a fun and exciting time, but there is so much more involved with a home purchase than the typical home buyer understands. A Buyer’s agent is better able to help you narrow down your search. Back in the 1990’s there were no buyer’s agents and everyone worked for the seller. I can’t expect the public to know how agency works but I can provide the information you need to make informed decisions. So If you only remember one thing from reading this post… DO NOT CALL the agent whose name is on the “For Sale” sign. That agent works exclusively for the seller, NOT YOU and NO you will not get a better deal if use them in the purchase of that home! Find your own buyer’s agent that will be representing only YOU!

Assess your financial requirements: A Realtor can suggest reputable lenders for you to talk to so you know what you are able to afford. Too many buyers want to skip this step and look at homes first. This is a complete waste of time for you and your Realtor. Wouldn’t you hate to fall in love with a home you can’t afford to buy! A lender can get you financially pre- approved so you are ready to go when the right home comes along!

Save you time and hassle: Weeding out available properties that fit your wants and needs. A buyer’s agent who is knowledgeable in the area can pick out the good properties from the bad saving you time. I preview many homes weekly so I know when I see a good deal and I will make you aware of it immediately!

Lower Stress and Anxiety: As a buyer’s agent I can arrange showings and gain access into those homes at a convenient time for you, all you have to do is show up!

Educate you about distressed properties: I am a Certified Distressed Property Expert (CDPE) I am experienced in purchasing short sales and bank owned (REO) properties for my buyers and can educated you on the process.

Offer my professional opinion: It is easy to get emotional when you find a home you love and not see the possible complications or over inflated price. By having a buyer’s agent by your side, I am your second set of eyes in the buying process.

My fiduciary duty: My fiduciary duty as your buyer’s agent is to act at all times, solely in the best interests of you! I will provide you with the most recent sold comparable properties which will be your guide in presenting your offer. I will negotiate in your behalf for the best price, terms and seller concessions if applicable. I will make sure you complete all property inspections within the required timeline, receive all paperwork, including property disclosures,executed contract, HOA documentation, while monitoring all other tasks related to your transaction.

Keep money in your pocket. As a buyer’s agent I sell more homes in a month than most people buy in a lifetime. My past experiences as well as knowledge is essential to doing my best in protecting your financial assets and interests regarding your real estate transaction.
