I have an extensive marketing background, and this is a classic marketing move. Here's the advantages:
1. Attention. Everyone's talking about it. Even we are!
2. The local restaurant is sporting the listing!
3. They probably struck a deal with the restaurant so that they aren't spending the full $1,000.
4. It is an incentive that might actually sell the house. If a family is undecided between this house or another, this could be the tipping point.
5. It's fun! Marketing has come a long way in recognizing that people like something new and interesting to talk about. That's why gorilla marketing works.
sporting? supporting?
I think it's a good idea if showings are slow.
Even before now, I heard about this house. So it's working. Everyone is talking about it.
What I mean by "sporting" is the restaurant owners and staff are probably talking about it to clientele, and they probably have marketing materials up in the establishment. Heck, they may even be advertising with local papers and such with the incentive.
Thanks Debbie... It sets them apart. I remember cars as incentive in previous years, more on luxury homes. Our average sale price is less than 1/2 the price of the Chicago area townhouse....

Maureen, I have seen the Car incentives a few times in my neighborhood....but this is more effective in my humble opinion:)

I read about this the other day and I'm with Garrigus! It's creative and may just be the deciding factor, all other things being equal. It certainly can't hurt.
I have seen all types of incentives in my career, and most times it is not the deciding factor for the buyer, but it does generate activity.
generating traffic with real buyers is all that's important...
Well...one must admit it's different and a little thinking outside of the box can generate lots of traffic. Now, it's doubtful that the $1000 worth of food and booze will be the selling point of the home...but it might be a nice incentive for the buyer who actually ends up buying...or perhaps they'll negotiate the $1000 into something else. Interesting :)!
That is the beauty of it. It is just getting them more showings. It does not muck up an appraisal.
In an area of very similar properties... guessing townhouses in this Chicago suburb would not have a lot of differentiation it gets YOU the showings over the competition. Like lots of our neighborhoods. Lots of the same. Be sure the real buyers see your home. Use the local market to sell your home, people are talking about how they would spend the incentive.
